Conditions for purchasing social housing in Ham Kiem I Industrial Park from 613 million VND and preferential loan amount

On September 22, the Department of Construction of Lam Dong province said that it had provided information on selling, leasing, and leasing-purchasing social housing at the Ham Kiem 1 Industrial Park Social Housing Area Project.

The project receives applications to buy 458 units, with areas of 77.92 - 114.99 m2, the lowest price is more than 613 million VND and the highest is more than 1.48 billion VND. The project is located in Tuyen Quang commune, Lam Dong province.

This area has 2 industrial parks, concentrating many factories, manufacturing enterprises and many workers and laborers. Therefore, information about housing purchase conditions and loans is of great interest to many people.

According to the Department of Construction, the social housing policy currently applies to 13 groups of subjects, including low-income people in urban areas; workers and laborers working at enterprises, cooperatives, and cooperative unions inside and outside industrial parks; poor and near-poor households in rural and urban areas.

In addition, there are also groups of cadres, civil servants, public employees; armed forces; people with 2 or more biological children; people with meritorious services, relatives of martyrs; people who have returned official residences; people whose land has been recovered and must be cleared but have not been compensated with housing and residential land; students.

For low-income people in urban areas, workers, laborers and officials, civil servants, public employees, single people with an average actual income of no more than 25 million VND/month. In cases of marriage, the total average income of husband and wife is no more than 50 million VND/month.

Regarding housing, the applicant must be in the case that they do not have housing owned by themselves. In case they already have a house but the average area per capita is less than 15 m2 of floor space/person, they are still eligible for consideration.

Lam Dong also has regulations for people with houses but working far from their residence. People with houses owned at a distance of at least 50 km from their workplace, who have not bought or rented social housing, can buy or rent-purchase houses at projects no more than 15 km from their workplace.

Regarding loans, the Lam Dong Provincial Development Investment Fund is implementing a preferential loan program from the Housing Development Fund. Some groups of armed forces, officials, civil servants, and public employees are allowed to borrow up to 600 million VND/case for social housing, with a term of up to 25 years, interest rate of 5.4%/year.

In addition, people under 35 years old who buy social housing can borrow from commercial banks at an interest rate of 6.5%/year for the first 5 years from the date of disbursement. In the next 10 years, the interest rate is 7.5%/year.

The development of social housing is being implemented by Lam Dong to solve the housing needs of workers, laborers and groups eligible for policies. A stable place to live helps reduce the pressure of renting houses, creating conditions for laborers to feel secure in their work, stabilize their lives and stick with businesses.
