Hanoi Department of Construction has just publicly announced the plan to receive applications for registration to buy, lease, and lease-purchase social housing in the CT land plot belonging to the Minh Duc Housing Area project, Me Linh commune, Hanoi city.
The project investor is Minh Duc Trading and Tourism Investment Joint Stock Company. The construction site is in the CT land plot belonging to the Minh Duc Housing Area project, Me Linh commune, Hanoi city. The land use area is 11,604.3 m2.
The project has a construction area of 4,641 m2, construction density of 40%. The total floor area is about 64,984 m2. The project is 14 floors high, has 1 basement, and has a population of 1,766 people.
In phase 1, the project has a total of 612 social housing apartments for sale, lease, and lease-to-buy. Of which, 551 apartments are for sale, 30 apartments are for rent, and 31 apartments are for lease-to-buy.
The selling price of social housing is 23,916,835 VND/m2, including VAT and not including maintenance costs. Maintenance costs are 455,559 VND/m2.
The average rental price for social housing is 231,490 VND/m2/month, including VAT and not including maintenance costs.
The average rental price is 108,422 VND/m2/month, excluding VAT, maintenance costs and kitchen area furniture. The equivalent price is 119,108 VND/m2/month when VAT, maintenance costs and kitchen area furniture are included.
Registration time is from October 24 to November 30, 2026; morning from 8:00 AM to 11:30 AM and afternoon from 1:30 PM to 5:30 PM. The expected time to sign apartment purchase contracts is December 2026 and apartment handover is expected in the fourth quarter of 2027.
Hanoi Department of Construction notes that it is strictly forbidden for organizations and individuals to take advantage of social housing policies and people's needs to collect money, receive deposits or perform acts contrary to legal regulations.
All acts of untruthful and fraudulent declaration in the preparation and confirmation of dossiers for buying, renting, and renting-purchasing social housing when detected, including during the post-inspection process, will be handled according to the provisions of law.
