Bac Ninh Provincial People's Committee has just issued a decision on approving specific land prices to calculate land use fees for the project to build Thuan Thanh III Industrial Park urban area, sub-zone B, in Thuan Thanh ward.
According to the decision, the value of the land area used as a basis for calculating residential land use fees with an area of 238,316.3m2 in the project (phase 1) is: 2,425,716,292,000 VND. Average land price excluding technical infrastructure: 10,195,342 VND/m2.
The value of the land area used as a basis for calculating land use fees for residential land area of 24,001 m2 in the project (phase 2) is: 237,567,241,000 VND. Average land price excluding technical infrastructure: 9,898,223 VND/m2.

The Department of Agriculture and Environment, the Department of Finance, and the consulting unit determining land prices according to their functions and tasks are responsible before the law for the accuracy, truthfulness, and objectivity of information, documents, and methods of calculating land use fees.
Bac Ninh Provincial Tax Department is responsible for issuing notices of land use fee payment sent to investors and relevant agencies and units to fulfill financial obligations to the State according to regulations.
Trung Quy Bac Ninh Investment Joint Stock Company (project investor) pays land use fees and the amount to be paid additionally for the time before calculating land use fees according to regulations, organizes project implementation to ensure compliance with the provisions of law and other relevant regulations.
Previously, as Lao Dong newspaper reported, in June 2025, Bac Ninh Provincial People's Committee had a document sent to the Ministry of National Defense and the Ministry of Public Security to collect opinions for appraisal of the proposal to adjust the investment project to build an urban area serving Thuan Thanh III Industrial Park, Sub-zone B.
The project scale includes public works areas: Health, education, administration (administrative headquarters, agencies and neighborhood cultural houses) and commercial service areas, offices.
The total estimated capital is more than 10,700 billion VND, proposed for investment by Trung Quy - Bac Ninh Investment Joint Stock Company. The urban area operates for 50 years, with implementation progress from 2025 - 2035.
Bac Ninh is one of the industrial capitals in the North, concentrating a series of FDI giants in the field of manufacturing technology equipment, electronics, and semiconductors.
In recent years, Bac Ninh has also become a destination for a series of large investors in the real estate sector.
Currently, a series of new urban area projects with a total investment of nearly hundreds of thousands of billions of VND are being accelerated in implementation in this locality.
