According to Lao Dong reporters, the NHS Trung Van social housing project (Nam Tu Liem district) is built on a total area of 2,726.1 square meters, and is about to be completed and handed over in the first quarter of 2025, creating great opportunities for people in terms of housing needs.
The project is invested by a joint venture of NHS Construction Investment Joint Stock Company and Construction Investment Joint Stock Company No. 4, with a total investment of more than 570 billion VND.
Waiting for the day to receive the social housing, Mr. Nguyen Van Tho (name has been changed, Trung Van ward) said that many people here are very excited when the project is about to be handed over.
According to Mr. Tho, some households have even been rushing to hire workers to design and install equipment and furniture in recent days to quickly complete their houses and work with peace of mind.
Similarly, Ms. Nguyen Thi Hoa (Nam Tu Liem District, Hanoi) said that the supply of social housing in the capital is still very low, not meeting the needs of low-income people. Many people like Ms. Hoa are expecting that in the near future, there will be more social housing projects that are eligible to start construction.
According to information from the Ministry of Construction, in 2024, the country aims to develop 130,000 social housing units for low-income people and industrial park workers. However, the completion rate is only 21,000 social housing units, equivalent to more than 16% of the plan.
According to a summary of reports from localities, from 2021 to present, 644 social housing projects have been implemented nationwide with a scale of over 580,100 units.
Of which, the number of completed projects is 96 projects with a scale of more than 57,600 apartments; the number of projects that have started construction is 133 projects with a scale of more than 110,200 apartments; the number of projects that have been approved for investment policy is 415 projects with a scale of more than 412,200 apartments.
In 2025, the Ministry of Construction set out a plan and task to complete an estimated number of social housing apartments of over 100,000 units.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association - commented that the Housing Law (amended) effective from August 1, 2024 plays an important role in promoting the supply of social housing.
New points in laws related to the real estate market contribute to resolving difficulties that the market has faced in recent times, including "bottlenecks" in social housing.
In particular, the new Housing Law stipulates that enterprises oriented towards developing social housing will receive many incentives with more open mechanisms. 20% of the land fund for social housing development will be under the planning responsibility of each locality, based on which localities will have housing development policies and arrange truly suitable land funds.
It is forecasted that when the supply of social housing increases, apartment prices will decrease to a level more suitable for people with real housing needs.
