Having just joined the real estate market investment, Ms. Vu Thi Thu (Hanoi) in addition to choosing the suburban market of Hanoi, also decided to invest in a real estate project in Ha Long, Quang Ninh. After a period of research and seeing the positive trend from a tourist city, Ms. Thu chose a coastal apartment project with the plan to do homestay business.
Ms. Thu said: "When I had about more than 1 billion VND in hand and preferential interest rates from banks linked to investors, I decided to invest. While waiting for the handover, I was worried about whether the cash flow would be profitable or not. However, after 2 months of receiving the house, many parties have called to ask to buy it back, which is a good sign".
Commenting on the market segment and investment area, Ms. Duong Thuy Dung - Executive Director, Head of Valuation, Research and Consulting Department of CBRE Vietnam - said that in the past 2 years, the first-level real estate market like Hanoi has had a positive change in supply.
On the other hand, in the Ho Chi Minh City market, supply is still limited. However, the positive point is that in the first 9 months of the year, neighboring provinces and cities after the merger are possessing abundant supply at competitive prices".
According to data for the first 6 months of the year, the primary market price in Ho Chi Minh City has increased by about 22% compared to the same period last year. In the same segment, the price in the Hanoi market also increased by 25% - 30% compared to June 2024. However, at the same time, the primary selling price in many neighboring markets such as Binh Duong and Long An increased by only 7% - 10%.
Talking about the absolute price, Ms. Dung said that the current Hanoi market has reached 80 million VND/m2, Ho Chi Minh City is 85 million VND/m2 - a price that can be said to be the highest ever. This is the average price divided equally among all projects being offered for sale at the same time, including mid-range, high-end and luxury projects.
"Fcial real estate projects have completely disappeared from the market for the past 7 years," Ms. Dung affirmed.
Regarding real estate investment opportunities, Ms. Dung added that buyers still have a lot of room in the secondary market, the market is located next to the firstary markets and especially in the areas after the merger. In these provinces and cities, real estate has many conditions for development in terms of infrastructure, legal framework and public investment.
Advising investors on choosing segments, the Executive Director, Head of Valuation, Research and Consulting Department of CBRE Vietnam commented on 2 factors. First, buyers' investment depends on capital. Second, it depends on the planned investment location.
"If buyers intend to invest in areas near the city, the average investment is less than 10 billion VND in apartments or land in urban areas or secondary cities. With a higher investment, products attached to land including villas and townhouses are a good choice in the near future" - Ms. Dung frankly shared.
