Expected highest agricultural land price in Hanoi according to new draft

According to the new draft, the highest expected agricultural land price in Hanoi is still at 290,000 VND per square meter.

The first draft of the land price list to be announced and applied from January 1, 2026 by the Hanoi People's Committee has included agricultural land prices.

According to the draft, based on information collected from 28 branches of the Hanoi Registration Office: The coefficient ratio (average land price calculated/land price according to the current land price list) ranges from 1.24 times to 6.05 times. On the other hand, in Hanoi, infrastructure and transportation projects are being implemented, requiring a large amount of agricultural land to be recovered. The increase in agricultural land prices is too high, causing a great burden on the budget, contributing to the increase in real estate prices, affecting the management of the state's real estate market.

Based on the analysis results on the Proposed Consulting Organization as follows:

For the areas of wards in areas 1 to 6 ( districts before the merger): The survey information is small (118 information), so there is not enough basis to evaluate the agricultural land market. Proposal to keep agricultural land prices according to the current land price list equivalent to VND 290,000/m2.

For areas (Bao includes part of areas 7, 9, part of areas 10, areas 11 to areas 17): The lowest increase in agricultural land prices of areas (area 16) has an increase of 24%.

For the remaining part of Area 7, Area 8 and the remaining part of Area 10, which are the communes of Hoai Duc, Dan Phuong, Dong Anh, Gia Lam, Thanh Tri districts before the merger: There is a plan to become a district in 2025. Due to economic conditions, infrastructure is better than in other areas. Proposal, agricultural land price is equal to agricultural price of area 9 (Hoai Duc district, Dan Phuong before the merger).
