According to the draft Decision of Da Nang City People's Committee, the social housing rental price framework is built in detail, closely following the type of project, number of floors and number of basements. The subjects of application are organizations, individuals investing, tenants and relevant state management agencies.
For well-invested social housing projects, the lowest proposed rental price is 58,516 VND/m2/month. This price applies to apartment types without basements and a maximum height of 5 floors.
Conversely, the highest rental price is up to 166,657 VND/m2/month, applied to modern apartment buildings with a scale of over 24 to 30 floors and 2 basements. In general, the rental price will be directly proportional to the scale of the project and the level of technical infrastructure investment.
For social housing types built by individuals themselves (usually boarding houses, closed apartments), the draft also sets out specific price frames based on the structure:
- 1-story private houses, closed apartments: Rent ranges from 53,530 - 57,924 VND/m2/month.
- House from 2 to 3 floors: Price from 82,097 - 88,836 VND/m2/month.
- House from 4 to 5 floors: Price ranges from 89,441 - 96,787 VND/m2/month (area under 50m2) and drops to 69,413 - 75,109 VND/m2/month (area over 180m2).
The framework price for renting accommodation for workers in industrial parks is also clearly defined. Specifically, the lowest price is 53.705 VND/m2/month for low-rise apartments without basements. The highest is 158.852 VND/m2/month for high-rise accommodation areas from 24 to 30 floors, with 2 basements.
