Da Nang - Taking advantage of administrative merger, labeling as a center, Da Nang land prices are pushed up many times higher than the approved level.

In the first quarter of 2026, the real estate market in the suburbs of Da Nang city is experiencing unusual price waves.

According to Decision No. 739/QD-UBND dated February 23, 2026 of Da Nang City People's Committee on approving specific land prices, the Dien Thang Nam Urban Area project (An Thang ward), the land price to calculate land use fees is only at about 2.7 million VND/m2. This price level is determined based on scientific appraisal methods for businesses to fulfill financial obligations to the state. Similarly, Decision 586/QD-UBND dated February 6, 2026 approving land prices at the Ngoc Duong Riverside expansion project (Dien Ban Dong ward) also only ranges from about 9.4 million to 9.9 million VND/m2.

However, on Vo Chi Cong extended road, brokers are offering land plots for sale at prices from 45 - 55 million VND/m2. Land plots with beautiful locations near University Village or along the Do Toa River are even pushed up to 80 - 90 million VND/m2.

According to data on Batdongsan. com. vn, classified ads continuously provide information about the administrative merger of Quang Nam - Da Nang, promoting the Sun Group project to open for sale 709 land plots associated with amenities such as Aeon Mall supermarket, Da Nang University Village and Khue Dong bridge.

In addition, brokers also regularly use the terms "Booking to choose priority location" or "Opportunity to buy at F0 price from investors" to urge people to deposit money quickly. Many individuals also take advantage of the adjustment of administrative boundaries to "label" central city land for areas that are originally suburban land without synchronous infrastructure.

However, the valuation dossiers of STC Vietnam Company and FAC Audit show that these infrastructure factors have already been calculated into the approved land price.

Da Nang City People's Committee has assigned the Department of Agriculture and Environment to transfer cadastral information and dossiers to the Tax authority. Da Nang City Tax authority shall base on the approved land price to notify and urge businesses to pay money into the state budget in accordance with regulations. DHTC Investment and Development Co., Ltd. and Dat Quang Urban Development Investment Joint Stock Company - Quang Nam are responsible for fully paying the land use fee into the budget according to the notice of the Tax authority.
