Land plot prices fall sharply, some places fall 75% in half a year

Land plot prices in many areas have decreased sharply after a period of hot increase, in some places decreasing by 75% compared to the peak. Liquidity in this segment has also weakened significantly.

The land plot market is recording a clear cooldown after a long period of price increases. A survey of sales data on Batdongsan. com. vn shows that the decrease in some areas is significantly larger than the general market level.

Notably, in Vinh Tien commune, former Kim Boi district, now Muong Dong commune, Phu Tho province, the common asking price for land plots in the first quarter of 2026 was 5 million VND/m2. This price is 75% lower than the peak of 20 million VND/m2 recorded in the third quarter of 2025.

Previously, in the third quarter of 2025, the common selling price in this area was at 20 million VND/m2, the lowest price was about 18 million VND/m2 and the highest price was about 21 million VND/m2. Thus, after only about half a year, the general asking price has decreased sharply compared to the peak period.

In Kim Boi commune, former Kim Boi district, now Kim Boi commune, Phu Tho province, the common land plot price in the second quarter of 2026 was at 5 million VND/m2. Compared to the second quarter of 2025, the selling price decreased by 61.5%. This is also a decrease compared to the peak of 13 million VND/m2 recorded in the second quarter of 2025.

Not only in Phu Tho, land plot prices in some suburban areas of Hanoi have also cooled down significantly, with some places decreasing by up to 50% compared to the peak.

In Minh Giang Dam Va Urban Area, Tien Phong commune area, former Me Linh district, now belonging to Me Linh commune, Hanoi City, the common land plot price in the second quarter of 2026 is about 30 million VND/m2, down 50% compared to the same period last year and 50% lower than the peak of 60 million VND/m2 recorded in the fourth quarter of 2025. After a sharp decrease in early 2026, the price level at the project is maintained around 30 million VND/m2.

At Cienco 5 Me Linh Urban Area, Me Linh commune, Hanoi, the common land plot price in June 2026 was about 41.5 million VND/m2, 31.1% lower than the peak of 60.2 million VND/m2 recorded in August 2025. Previously, land plot prices at the project fluctuated around 50-60 million VND/m2 for most of the time from the end of 2025 to the beginning of 2026, then decreased to the current level.

Similarly, in Uy No commune, former Dong Anh district, now belonging to Dong Anh commune, Hanoi City, the common land plot price in June 2026 was about 133 million VND/m2. This level still increased by 25.5% compared to the same period last year but decreased by 23.1% compared to the peak of 173 million VND/m2 recorded in February 2026. After reaching the peak at the beginning of the year, land plot prices in this area decreased sharply in the following months.

Developments in the above areas are in the general cooling trend of the land plot segment. According to a report by the Ministry of Construction, in the second quarter of 2026, project land plot prices in the secondary market decreased by about 2-3% compared to the first quarter of 2026.

Along with the price decline, the liquidity of this segment also weakened significantly. In the second quarter of 2026, the market recorded 73,438 successful land plot transactions, only equal to 67.4% compared to the first quarter of 2026 and equal to 59.9% compared to the same period in 2025.

According to the Ministry of Construction, the main reasons come from reduced liquidity, high capital costs and the trend of investors shifting to products with real housing needs, clear legal status and stable exploitation potential.

The average asking price of land plots nationwide decreased by about 2.5%, down to about 40 million VND/m2. In Ho Chi Minh City alone, the price decreased by nearly 3%, to about 66 million VND/m2. The transfer price at many projects also decreased commonly by 3-6% compared to the previous quarter, especially for products with high value or under selling pressure.
