Investors sharply reduce selling prices but still find it difficult to find buyers
For about two months, Ms. Nguyen Thi Huong, an investor in Hanoi, has continuously posted advertisements for sale of an 80m2 land plot in Tram Troi area, Hoai Duc commune, but has not yet found a suitable buyer.
This land plot was bought by Ms. Huong in early 2025, when the land plot market was quite active, while Hoai Duc was one of the areas attracting great attention thanks to expectations about infrastructure and planning. At that time, land prices continuously increased, many land plots were transferred after a short time with a difference of hundreds of millions of VND.
However, market developments afterwards were not as expected. Ms. Huong said that at the time the land price in the area peaked at nearly 160 million VND/m2 in February 2026, her land plot was once valued by many brokers above 12 billion VND. Currently, the common price level in the area is only about 135-138 million VND/m2. Consulting with brokers, she was advised to offer for sale about 11 billion VND or less to be able to find buyers. Although she has been posting for sale for a while, the number of interested customers is still quite limited, so she plans to continue to reduce prices to soon recover capital.
Although the price has been reduced quite sharply, customers have not yet finalized their purchases, mainly going to see, compare with other land plots and areas, and then continue to listen to the market. I wanted to sell quickly, so I reduced it to 10.8 billion VND, but I still haven't sold it," Ms. Huong shared.
A similar situation is also happening in the Quoc Oai area. Mr. Tran Van Nam, a private investor, is offering to sell a 100m2 land plot on Dong Cham street, Yen Xuan commune after more than a year of holding it.
At the end of 2025, when land prices in this area fluctuated around 27-30 million VND/m2, his land plot was once valued at about 2.9 billion VND. Currently, the common price level is only about 22-25 million VND/m2. Mr. Nam has adjusted prices many times and is currently offering for sale about 2.2 billion VND but has not yet found a buyer.
Previously, just posting a message and someone would call to ask to buy continuously. Now it has decreased by a few hundred million VND, but the number of interested customers is still very small, the market is much quieter than before," Mr. Nam said.
According to surveys, in many areas that were once the focus of land fever such as Dong Anh, Hoai Duc, Quoc Oai, Gia Lam or Long Bien, land plot prices are recording a downward trend after a period of hot increase.
Many land plot hotspots cool down, some places reduced by more than 20%
Price history data on Batdongsan. com. vn shows that land plot prices in many areas have generally decreased by 2-5% compared to the peak price point. Even, some areas recorded a 10-20% adjustment in a short time.
In Viet Hung ward, Hanoi (former Thuong Thanh ward area), the common land plot price is currently about 201 million VND/m2, about 2% lower than the peak of 205 million VND/m2 recorded in March 2026. However, the price level in this area is still about 26.4% higher than the same period last year.
Some suburban areas recorded a stronger decrease after a prolonged period of hot increase.
In Tram Troi town, Hoai Duc commune, Hanoi, the common land plot price is currently about 137 million VND/m2, about 12.7% lower than the peak of 157 million VND/m2 recorded in February 2026. This price level is still about 12.3% higher than the same period last year.
In Dong Anh area, land plot prices in Xuan Canh commune currently fluctuate around 123 million VND/m2, down about 14% compared to the peak of 143 million VND/m2 in September 2025 and down about 0.8% compared to the same period last year.

Meanwhile, the auctioned land plots in Lai Xa area, Hoai Duc commune, near National Highway 32 currently have a common price of about 170 million VND/m2, down about 4% compared to the peak of 177 million VND/m2 recorded in February 2026. Compared to the same period last year, land prices in this area still increased by about 15.6%.
Notably, in Phu Cat commune, Hanoi, the area near Lang - Hoa Lac High-Tech Park, land plot prices are recording a fairly strong adjustment after a period of hot increase. Some areas currently have common prices of about 29 million VND/m2, down about 19% compared to the peak of 36 million VND/m2 recorded in June 2025. Many other locations in this locality also decreased to about 20 million VND/m2, about 20% lower than the peak of 25 million VND/m2 recorded in April 2025.
