Land plot prices in many areas fall sharply

Land plot prices in many areas are recording a strong adjustment after reaching a peak. Some places have decreased by over 60% in a short time.

After a period of strong increase, the general level of land plot prices in many areas is showing signs of deep downward adjustment.

In Hiep Hoa commune, Bac Ninh province, the common land plot price in the first and second quarters of 2026 is about 10 million VND/m2, down 65% compared to the peak of 29 million VND/m2 in the fourth quarter of 2025.

In Kim Boi commune, Phu Tho province, the common land plot price in the second quarter of 2026 was at 5 million VND/m2. Compared to the second quarter of 2025, the selling price decreased by 61.5%. This is also a decrease compared to the peak of 13 million VND/m2 recorded in the second quarter of 2025.

The deepest decrease was recorded in Muong Dong commune, Phu Tho province. The common asking price for land plots in the first quarter of 2026 was 5 million VND/m2, 75% lower than the peak of 20 million VND/m2 recorded in the third quarter of 2025.

Many other areas in Phu Tho and Bac Ninh also recorded a decrease of around 50-60%. In Binh Xuyen commune, Phu Tho province, the common land plot price in Q2/2026 was at 11 million VND/m2. Compared to the peak of 27 million VND/m2 set in Q2 and Q3/2025, the selling price has decreased by 59.3%.

Similarly, in Hop Thinh commune, Bac Ninh province, the popular land plot price in the second quarter of 2026 was at 7 million VND/m2. Compared to the second quarter of 2025, the selling price has decreased by 58.8%. This price level is also 58.8% lower than the peak of 17 million VND/m2 recorded in the first quarter of 2026.

In Xuan Cam commune, Bac Ninh province, the popular land plot price in the fourth quarter of 2025 was 15 million VND/m2, 54.5% lower than the peak of 33 million VND/m2 recorded in the third quarter of 2025.

In Dai Dinh commune, Phu Tho province, the common land plot price in the fourth quarter of 2025 was at 7 million VND/m2, 50% lower than the peak of 14 million VND/m2 recorded in the third quarter of 2025.

A similar development also appeared in former Hoa Binh. Data from Batdongsan. com. vn shows that the land price level in some areas has decreased by more than 50% in the past year.

At the Aqua Garden project, former Thong Nhat ward, Hoa Binh, now belonging to Phu Tho province, the common price is about 19.1 million VND/m2, down 55% compared to the peak of 42.8 million VND/m2 in the second quarter of 2025.

In Hanoi, the adjustment level between areas varies. Minh Giang Dam Va urban area, Me Linh commune, recorded a common price of about 30 million VND/m2 in Q2/2026, down 50% compared to the same period and a peak of 60 million VND/m2 in Q4/2025.

At Cienco 5 Me Linh Urban Area, the price in June 2026 is about 41.5 million VND/m2, 31.1% lower than the peak of 60.2 million VND/m2 in August 2025.

In Dong Anh commune, the price in June 2026 is about 133 million VND/m2. This level still increased by 25.5% compared to the same period but decreased by 23.1% compared to the peak of 173 million VND/m2 in February 2026.

Meanwhile, in Phu Cat commune, the common price in Q2/2026 is about 33 million VND/m2, down 15.4% compared to the same period and the peak of 39 million VND/m2 in Q2/2025.

Commenting on the developments of the land plot market, Dr. Nguyen Van Dinh - Vice Chairman of the Vietnam Real Estate Association - said that tightening legal regulations, controlling land plot subdivision and sale activities, and requiring transparency of planning information also contribute to reducing short-term speculative transactions, helping the market gradually enter a stable orbit.

According to Mr. Dinh, in the past period, land plot prices increased rapidly partly due to excessive expectations for infrastructure planning and information "following" large projects. When these factors are reviewed and verified, the market is forced to adjust to reflect the true value.
