After a period of fluctuation, the real estate market is showing new movements. In which, the land plot segment attracts attention when the price level in many areas increases significantly. However, this development does not take place uniformly but is clearly differentiated by region, associated with infrastructure development progress, urbanization speed and actual housing needs.
According to data from Batdongsan. com. vn, land plots are the type that recorded the strongest increase in interest in the real estate selling group in January 2026, up 34% compared to the same period last year. Private houses increased by 26%, villas increased by 21%. Along with that, the selling price level continued the upward trend, mainly concentrated in land plots and apartments.
Data from the Vietnam Association of Realtors (VARS) shows that the asking price for new land plots at many projects has increased by 20%. This increase mainly stems from the prolonged supply shortage, while investment and asset accumulation demand is still maintained at a high level, especially in areas with developed infrastructure and rapid urbanization.
In the secondary market, the price increase range is even higher. In some areas with low price foundations, land plot prices increased from 20% to 100%. The average price of low-rise housing also increased by about 20% compared to the same period last year.
Land plot prices have increased sharply in many places, causing buyers to be cautious and hesitant before making money decisions. The reason is that the new price level has far exceeded the financial capacity of many people, while in some areas, there is a situation of localized price increases according to planning information or infrastructure expectations, raising concerns that prices are pushed up too quickly compared to their actual value.
Mr. Nguyen Van Hung (Ha Dong, Hanoi), is looking to buy a land plot to build a house. He said that he has visited many suburban areas recently but has not finalized the transaction. "Compared to last year, land prices increased quite quickly, in some places up to billions of VND per plot. I am still monitoring further because I am worried that the price will be pushed too high, if I buy now, there will be risks," Mr. Hung said.
Similarly, Ms. Tran Thi Mai (Long Bien, Hanoi) said that her land purchase plan had to be postponed due to the price increase exceeding initial expectations. "Previously, I estimated that about 3 billion VND could buy a suitable land plot, but now, many areas have increased significantly. I prioritize finding a place with clear legal status and complete infrastructure, but the price is too high, so I still don't dare to spend money," Ms. Mai shared.
Market records show that although the number of customers searching shows signs of increasing, actual transactions are still slow.
Mr. Le Huy - land broker in the western Hanoi area - said that the number of interested customers has increased, but the transaction closing rate is not commensurate. "More customers come to see the land, but most still listen and compare prices between areas. Land plots with good locations and full legal status still have transactions, and the rest are quite cautious," Mr. Huy said.
