Shame for taking profits early
The land market is having positive changes as prices continue to increase sharply in many areas, especially the suburbs of Hanoi and neighboring provinces. Areas that have recorded gloomy transactions in the period of 2022 - 2024 have now become hot spots, attracting the attention of investors. Many people have rushed to sell land because they think the price has reached its peak, so they have to regret and be shocked when witnessing an increase of two, even three times compared to the time they made a profit.
Mr. Hoang Minh (38 years old - Hoai Duc, Hanoi), a land investor with more than 10 years of experience, once owned a 100m2 plot of land near Ring Road 4 for 2.5 billion VND in 2022: "In mid-2023, when the market was still quiet, I decided to sell it for 3.2 billion VND because I was worried that the price would be difficult to increase. However, in early 2025, a similar plot of land in the same area had an asking price of up to 7.5 billion VND.
Mr. Minh shared that if he had kept it for another year and a half, he could have earned nearly three times the profit, instead of only making a profit of 700 million VND. The regret is even greater when his friends, who are holding the money steadfastly, have all had profits beyond expectations.
Not only Minh, Ms. Huyen Trang (35 years old - Dong Anh, Hanoi), another individual investor, also fell into a similar situation. She bought a 120m2 plot of land in 2021 for 1.8 billion VND. By the end of 2023, due to concerns that the market would be difficult to recover, she decided to resell it for 2.4 billion VND, with a profit of 600 million VND after nearly three years of investment. However, up to now, someone has paid 5.8 billion VND for that piece of land, more than double the price she sold. Looking back, Ms. Trang admitted that she was too hasty, because if she had to be patient for a short time, the profit would be much higher.
Land prices increase sharply in many areas
In reality, many land plots in the suburbs of Hanoi are having impressive price increases. According to the survey, land prices in Dong Anh, Hoai Duc, and Me Linh districts have increased by an average of 20-50% compared to the beginning of 2024. In Dong Anh, the average price ranges from 60-100 million VND/m2, of which, beautiful plots of land near major roads have prices exceeding 130-150 million VND/m2. Me Linh, an area that used to have a price of 20-30 million VND/m2, has now increased to 40-55 million VND/m2.
In Hoai Duc alone, land prices have increased the most in areas near Ring Road 4. Locations where this route runs through such as Duc Thuong, Duong Lieu, Tien Yen have recorded an increase of 20-50% compared to the beginning of 2024, up to 50-70 million VND/m2.
The price increase trend is not only limited to Hanoi but also spreads to neighboring provinces. In Bac Ninh, especially Tu Son and Que Vo, land prices currently range from 45 80 million VND/m2, an increase of about 35-40% compared to the beginning of 2024. Hung Yen also recorded a significant increase, with areas such as Van Giang and My Hao witnessing a 25-50% increase in land prices. Some locations bordering Hanoi such as Yen My and Khoi Chau have had an average increase of 20-30% over the past year.
Mr. Nguyen Minh Ha, a real estate broker in Hanoi, said that from the end of 2024 until now, the number of investors returning to the land market has increased significantly. Many people are willing to deposit immediately after viewing the land, which is completely different from about two years ago, when transactions were almost frozen.
Commenting on the land segment, Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association - said that land with complete legal documents in areas with developed infrastructure and high potential still attracts great attention from investors.
However, he also recommended that investors need to be cautious about the situation of prices being pushed too high due to the crowd psych effect. If not carefully considered, many people may have difficulty with liquidity when the market cools down.
