The latest survey of Batdongsan.com channel recorded that in the first months of 2025, Hanoi's service land has had a slight increase in price compared to the same period last year.
Accordingly, for the Hoai Duc market, Lai Yen service land, with 4 - 5m frontage and 12m wide roads, land prices increased from 60 - 75 million VND/m2 to 64 - 78 million VND/m2. For land with a double road surface of 40m2, the price of service land also increased from 120 - 140 million VND/m2 to 125 - 146 million VND/m2.
An Thuong service land, price increased from 80 - 90 million VND/m2 to 85 - 95 million VND/m2 for 11m and 13m roads.
In Ha Dong, last year, service land in Yen Nghia area was offered for sale on the market at a price of 115 million VND/m2, but now, in the same location, the plots of land are being offered at a price of 120 million VND/m2.
For Duong Noi service land, next to Le Trong Tan street running straight to Thien Duong Bao Son with an asking price of 140 million VND/m2 last year, now the price is from 150 million VND/m2.

Over the past year, instead of the frozen and gloomy situation of many years ago, Hanoi service land has had remarkable changes. However, according to some real estate brokers, transactions of service land in the market are not too strong.
Mr. Tran Minh Nam, a real estate investor in Hanoi, said that the current unattractive service land is mainly due to the fact that most of these lands are still located in sparsely populated locations. Although the transportation infrastructure, electricity and water are completed, many plots of land cannot still be put into commercial exploitation. Therefore, the potential for investment in service land depends on future development, while large projects being implemented or about to reopen for sale have synchronous, complete planning and are supported by large investors, attracting more attention from investors.
According to Mr. Nam, only service land plots that have been put into business or can be exploited immediately have recorded increased prices and good liquidity. This investor predicts that in at least the next year, service land transactions will hardly improve due to being overwhelmed by new supply from suburban metropolises.
Mr. Phan Trong Loan - a real estate consulting office employee in Lai Yen commune (Hoai Duc, Hanoi) shared that when buying service land, investors should choose reputable real estate offices to receive thorough legal advice, avoiding plots with planning problems.
In addition, when investing in service land, it is necessary to refer to the location and technical infrastructure of the land. Note, you should choose plots of land with red books and full documents to ensure safety and legal transparency.
Mr. Le Dinh Chung - General Director of SGO Homes Real Estate Consulting and Development Joint Stock Company - commented that to ensure efficiency and limit risks, investors need to pay attention to avoiding following the crowd psychology. In addition, investing in land at the present time requires a medium-term vision, with a capital recovery period of at least 1 to 3 years, instead of expecting to "surf" quickly.
