When land prices in Hanoi and neighboring provinces have increased sharply in recent years, those who knew how to seize the opportunity early have achieved remarkable results.
In early 2022, when the market began to cool down after the 2021 land fever, Mr. Nguyen Van Hung (Nam Tu Liem, Hanoi) decided to invest in a 50m2 plot of land in Thach That district for 10 million VND/m2. At that time, many investors were still hesitant because the market entered the adjustment phase. At the end of 2024, the land price in Thach That increased to 18-22 million VND/m2, Mr. Hung decided to sell the land plot for 1.1 billion VND, earning double the profit from the initial capital.
After that, he continued to reinvest in a 60m2 plot of land in Chuong My, where the land price was still quite low. At the time of payment, the land price in this area fluctuated around 12 million VND/m2. By March 2025, the price had increased by about 15%, raising the value of the land plot from 720 million VND to more than 820 million VND, helping him continue to increase his investment capital. "The US has the advantage of a large land fund, reasonable prices and many large infrastructure projects are under implementation. I believe that in the next few years, the value of this plot of land will continue to increase, Mr. Hung shared.
Thanks to the right investment strategy at the right time, Mr. Hung's initial capital was significantly increased, creating a premise for further investment decisions.
Similarly, Ms. Tran Thu Hang (35 years old), a land investor in Hoai Duc, Hanoi, also took advantage of the opportunities and cyclization of the market. In 2022, with a capital of 500 million VND, she bought a 60m2 plot of land in Quoc Oai district for 8 million VND/m2. At that time, many surrounding areas were not yet developed strongly, but she believed in the long-term potential of the area.
In September 2024, the plot of land Ms. Hang bought increased in price to about 15 million VND/m2, helping her earn a profit of nearly double the original capital. After selling, she continued to reinvest in another location near the center of Hoai Duc district, where real estate value is on the rise.
"The market is going up, so I decided to keep the capital flow to continue investing instead of withdrawing. Hoai Duc is a rapidly developing area, and land prices also tend to increase well," said Ms. Hang. By March 2025, land prices here had increased by about 15%, continuing to bring good profits, while helping to significantly increase the value of assets and investment capital of Ms. Hang.
According to Mr. Nguyen Minh Quan, a land broker in Hanoi, low-cap investors can take advantage of opportunities in areas with reasonable prices and high growth potential. "Investors have put in money since the period of stagnation in the market, when land prices have not been pushed up too high, currently have good profits. Areas with developing infrastructure and in the orientation of urban expansion are still an attractive choice. However, to ensure real profits, investors need to consider legal factors and the liquidity of the land lot before paying," said Mr. Quan.
Assessing the liquidity of the land market at the present time, Mr. Tran Hieu - Deputy General Director of DKRA Group - said that the liquidity and price of land depends on four main factors: internal technical infrastructure is invested in a systematic manner, clear legal status with separate books for each plot, price suitable for the general level and long-term profit potential.
