Hanoi's real estate market is recording adjustments in both asking prices and interest levels. While apartment prices have decreased in most of the projects that are of great interest, land plots continue to be the type that bears the greatest pressure.
According to Batdongsan. com. vn, the popular apartment asking price in Hanoi in the third quarter of 2026 (up to the present time) is at 84 million VND/m2, down 3% compared to 87 million VND/m2 in the first quarter of 2026.
Land asking prices decreased the most, from about 81 million VND/m2 to 70 million VND/m2, equivalent to a decrease of 14%. Townhouses decreased by 2%, from 536 million VND/m2 to 525 million VND/m2. Private houses decreased by 1%, from 253 million VND/m2 to 250 million VND/m2; villas decreased by 1%, from 270 million VND/m2 to 267 million VND/m2.
Along with the price adjustment, market activity also slowed down in July 2026. The number of apartment sales news decreased by 10% compared to the previous month, while the level of interest decreased by 2%. Compared to other types, the decrease in the level of interest in apartments is relatively low, showing that demand for this segment shows signs of slowing down after the previous downward period.
Land continued to bear the greatest pressure when the number of sales reports decreased by 22% and the level of interest decreased by 16% compared to June, both of which were the strongest decreases among the 5 surveyed types.
The level of interest in townhouses decreased by 12%, villas decreased by 4% and private houses decreased by 3%. Regarding the news feed, villas decreased by 11%, while private houses and townhouses increased by 14% and 15% respectively.
In the apartment segment, data from Batdongsan. com. vn shows that among the 20 most interested projects in July 2026, 19 projects recorded selling prices in Q3/2026 decreasing compared to Q1/2026, one project remained unchanged and no project increased in price.
Hanoi Seasons Garden in Thanh Xuan decreased the most, with common asking prices of about 137 million VND/m2, 24% lower than Q1/2026. Thanh Ha Muong Thanh urban area decreased by 18%, to about 42 million VND/m2; The Sapphire - Vinhomes Smart City decreased by 16%, to 70 million VND/m2; Vinhomes Gardenia decreased by 15%, to 91 million VND/m2; Masteri West Heights decreased by 14%, to 88 million VND/m2.
For land plots, historical price data shows that the ground level in some northern areas has decreased sharply compared to the peak period. In Muong Dong commune, Phu Tho province, the common asking price in the first quarter of 2026 was 5 million VND/m2, down 75% compared to the peak of 20 million VND/m2 in the third quarter of 2025.
In Hiep Hoa commune, Bac Ninh province, the common price in the first and second quarters of 2026 is about 10 million VND/m2, down 65% compared to the peak. Prices in Kim Boi commune, Phu Tho province, decreased by 61.5%, to 5 million VND/m2. Binh Xuyen, Hop Thinh, Xuan Cam and Dai Dinh communes recorded a decrease of 50–59.3%. The Aqua Garden project in the old Hoa Binh area, now belonging to Phu Tho province, is priced at about 19.1 million VND/m2, down 55% compared to the peak.
In Hanoi, Minh Giang Dam Va Urban Area, Me Linh commune, recorded a price of about 30 million VND/m2 in Q2/2026, down 50% compared to the peak. Prices in Cienco 5 Me Linh Urban Area decreased by 31.1%, to about 41.5 million VND/m2 in June 2026.
At the same time, land prices in Dong Anh commune were at about 133 million VND/m2, down more than 23.1% compared to the peak of 173 million VND/m2. In Phu Cat commune, the common price was about 33 million VND/m2, down 15.4% compared to the same period and peak.
Commenting on the developments of the land plot market, Dr. Nguyen Van Dinh - Vice Chairman of the Vietnam Real Estate Association - said that tightening legal regulations, controlling land plot subdivision and sale activities, and requiring transparency of planning information also contribute to reducing short-term speculative transactions, helping the market gradually enter a stable orbit.
According to Mr. Dinh, in the past period, land plot prices increased rapidly partly due to excessive expectations for infrastructure planning and information "following" large projects. When these factors are reviewed and verified, the market is forced to adjust to reflect the true value.
