After a period of strong increase, the land plot market is showing remarkable developments, the price level in some areas has decreased sharply from the peak previously set. Along with that, on real estate platforms, advertisements with content "price reduction", "urgent liquidity", even cutting losses of billions of VND per plot have begun to appear.
On a real estate sales platform, a residential land plot in the area of Minh Tri commune, former Soc Son district, now belonging to Kim Anh commune, Hanoi, was offered for sale at 2.05 billion VND. The land plot is 100m2 wide, equivalent to 20.5 million VND/m2, 6.2m frontage. According to the content posted, the land owner needs to liquidate urgently and "cut a loss of 500 million VND".
On Batdongsan.com.vn, a land plot on Cao Lo street, Uy No commune, former Dong Anh district, now belonging to Dong Anh commune, Hanoi, is advertised with the content "heavy loss cut", "bottom price".
The land plot is 52m2 wide, 4.5m frontage, the advertised price is 3.3 billion VND, equivalent to about 63.46 million VND/m2. Price history data of this platform shows that the common land price in Uy No commune in July 2026 was 131 million VND/m2, an increase of 22.4% compared to the same period last year. However, compared to the peak of 173 million VND/m2 in February 2026, the price has decreased by 24.3%. Thus, the price of about 63.46 million VND/m2 of the land plot being advertised with "strong cut-loss" is less than half of the common price in the area.
Another case in Nguyen Khe Urban Area, former Dong Anh district, now belonging to Phuc Thinh commune, Hanoi, was advertised with the content "cutting a loss of 1.5 billion VND". The land plot divided into plots is 80m2 wide, 5m frontage, offered for sale at 7.2 billion VND, equivalent to about 90 million VND/m2.
Meanwhile, price historical data shows that the popular land plot price in Nguyen Khe Urban Area in the second quarter of 2026 was 117.6 million VND/m2, an increase of 13.3% compared to the same period. However, this price level is 11.2% lower than the peak of 132.5 million VND/m2 in the first quarter of 2026.
Price history data from Batdongsan. com. vn also shows that the land price level in some northern areas has decreased sharply compared to the peak period.
A sharp decrease was recorded in Muong Dong commune, Phu Tho province, when the common asking price for land plots in the first quarter of 2026 was 5 million VND/m2, 75% lower than the peak of 20 million VND/m2 in the third quarter of 2025.
In Hiep Hoa commune, Bac Ninh province, the common price in the first and second quarters of 2026 is about 10 million VND/m2, down 65% compared to the peak of 29 million VND/m2 in the fourth quarter of 2025. In Kim Boi commune, Phu Tho province, the price in the second quarter of 2026 is 5 million VND/m2, down 61.5% compared to the level of 13 million VND/m2 in the second quarter of 2025.
Some other areas also recorded a decrease of over 50%. Common land plot prices in Binh Xuyen commune, Phu Tho province, are 11 million VND/m2 in Q2/2026, 59.3% lower than the peak of 27 million VND/m2. In Hop Thinh commune, Bac Ninh province, the price is 7 million VND/m2, down 58.8% compared to the peak of 17 million VND/m2.
In Xuan Cam commune, Bac Ninh province, the price of 15 million VND/m2 in the fourth quarter of 2025 is 54.5% lower than the peak of 33 million VND/m2. Dai Dinh commune, Phu Tho province also recorded a common price of 7 million VND/m2, down 50% compared to the peak of 14 million VND/m2.
At the Aqua Garden project, former Hoa Binh area, now belonging to Phu Tho province, the common price is about 19.1 million VND/m2, down 55% compared to the peak of 42.8 million VND/m2 in the second quarter of 2025.
In Hanoi, the adjustment level has differentiation. Minh Giang Dam Va urban area, Me Linh commune, recorded a common price of about 30 million VND/m2 in Q2/2026, down 50% compared to the peak of 60 million VND/m2. In Cienco 5 Me Linh urban area, the price in June 2026 is about 41.5 million VND/m2, 31.1% lower than the peak of 60.2 million VND/m2.
Meanwhile, land prices in Dong Anh commune in June 2026 were about 133 million VND/m2, although up 25.5% compared to the same period, they were 23.1% lower than the peak of 173 million VND/m2. In Phu Cat commune, the common price in the second quarter of 2026 was about 33 million VND/m2, down 15.4% compared to the same period and the peak was 39 million VND/m2.
