Talking to Lao Dong, Mr. Hoang Van Sinh (66 years old, living in My Dinh ward, Nam Tu Liem district) said that he was very surprised when many private houses in alleys here have recently been advertised for sale by their owners for 100-180 million VND/m2.
Mr. Sinh added that last week, a homeowner in an alley on Le Duc Tho Street advertised for sale a 4-storey house, 33m2 wide, for 4.8 billion VND, equivalent to 146 million VND/m2, which surprised everyone.
According to Lao Dong reporters, many houses in super narrow alleys in Nam Tu Liem district have recently been advertised for sale at expensive prices. There are even houses in narrow alleys that are being advertised for sale at 100-150 million VND/m2, depending on the area.
For example, a private house in an alley in Tay Mo ward with an area of 43m2 is being advertised for sale at VND5.2 billion, equivalent to about VND120 million/m2; A single house on Le Duc Tho street with an area of 127m2, is being advertised for sale by its owner at VND 18.6 billion, equivalent to VND146 million/m2; A private house in Dai Mo ward with an area of 30m2, is being advertised for sale by its owner at VND4.5 billion, equivalent to VND150 million/m2.

However, although the selling price has continuously increased, there are currently no detailed statistics on the actual number of transactions in the market for private houses in alleys in Nam Tu Liem district.
Recent statistics from the website Batdongsan.com.vn show that the current increase in private house prices in Hanoi is about 15-25% compared to half a year ago.
Notably, with private houses in Nam Tu Liem district with an area of 30-40m2, small alleys, cars cannot enter in the areas of Me Tri, My Dinh, Trung Van, Phu Do, the selling price has increased from 4.6-5.2 billion VND/house to 5-5.8 billion VND/house. The price of houses with an area of 30-40m2, cars parked at the door, also increased from 6.3-7 billion VND/house to 7-7.8 billion VND/house.
The Vietnam Association of Realtors (Vars) recently analyzed that in reality, in the market, in Hanoi's inner city, the number of private houses priced from 3-4 billion VND is quite scarce.
Even in the suburban areas of Hanoi, private houses in alleys are currently trading at prices of about 70-80 million VND/m2, even corner lots, beautiful lots, the price will be about 100 million VND/m2.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - mentioned that the price of houses in alleys in the center of Hanoi in recent months has been advertised at very high prices.
Experts say that, in addition to the strengths such as being located in the center of Hanoi, people who want to buy a house in an alley need to consider a number of criteria such as the width of the entrance, fire access, the quality of the house, the construction, legal procedures such as red books, construction permits to anticipate risks, have options suitable to their needs and finances.
