Infrastructure creates more development space for Vinh urban area's southern real estate

Nghe An - Many traffic routes and riverside spaces are being invested in, creating more room for development for the real estate market in the South of Vinh city.

Infrastructure creates new momentum

After the adjustment period, the real estate market has a clear differentiation. Buyers and investors prioritize areas with real housing needs, clear legal status and direct benefits from infrastructure.

In Nghe An, the southern area of Vinh city is attracting attention as many transportation projects are being gradually implemented, expanding the development space outside the old central area.

According to the Nghe An Provincial Plan for the period 2021-2030, vision to 2050, Vinh is oriented to become a comprehensive center of the North Central region, developing according to a multi-polar urban model.

One of the notable projects is the 30m wide road from the National Highway 1A bypass, across the Vinh River, connecting to Dinh Nhat Than street. The road has completed site clearance in August 2026, aiming to be completed in the fourth quarter of 2026.

When put into use, the project is expected to increase the connectivity of the Southern region with the existing transportation network, while reducing pressure on the central area.

Along with that, Le Mao road extending to the National Highway 1A bypass is expected to be completed in 2027, creating an additional connecting axis between the center and the Southern region.

Mr. Nguyen Ngoc Phong - Vice Chairman of Truong Vinh Ward People's Committee - said that the investment in new traffic routes is creating more development momentum for the southern area of Vinh city.

According to Mr. Phong, expanding urban space not only reduces pressure on the central area but also creates conditions to attract investment, services and form new residential areas.

On an inter-regional scale, the North-South expressway, Vinh - Thanh Thuy expressway and the North-South high-speed railway orientation continue to expand the connectivity of Vinh city.

In which, the Vinh - Thanh Thuy expressway is expected to open more trade corridors towards western Nghe An and Thanh Thuy border gate.

More room for the real estate market

Along with transportation, Nghe An is allocating large resources to riverside space.

The province plans to invest more than 10,000 billion VND in public investment in the 2026-2030 period to renovate and expand the space along the Vinh River.

Notably, the Lam River riverside road is about 21.5km long, with a scale of 4 lanes, a total investment of nearly 4,971 billion VND, passing through Cua Lo, Vinh Loc and Truong Vinh wards.

When completed, the road is expected to create an additional connecting axis and development space for the Southern region.

Ms. Ha Thi Thuy - who has lived in the Vinh Tan area for many years before, now belonging to Truong Vinh ward - said that the invested road and bridge system has made travel more convenient.

“Previously, this area was quite pristine, with few people passing by. Now moving to the center is much more convenient. People expect more amenities and services in the future,” Ms. Thuy said.

Besides transportation, Vinh is also oriented to become a medical, educational and science-technology center of the North Central region.

The expansion projects of Nghe An Friendship General Hospital phase 2, Oncology Hospital, and Obstetrics and Pediatrics Hospital continue to be implemented. The Southern urban planning also prioritizes land funds for inter-level schools, international educational institutions and expanding Vinh University infrastructure.

The combination of transportation, healthcare, education and riverside space is creating more conditions for the South of Vinh to form a new urban polar.

However, in the context of the real estate market being screened, the resilience of the region still depends on infrastructure progress, legal status of each project, population attraction capacity and actual housing needs.
