According to PV's investigation, Lai Chau Provincial People's Committee has just issued regulations on the framework price for social housing and worker dormitories in the province, effective from July 1, 2026.
According to the decision, the price frame applies to social housing projects invested in construction not with public investment capital, trade union financial resources and worker accommodation in industrial parks.
The rental price is determined according to the m2 of usable area per month, ranging from 27,000 VND to 211,200 VND/m2, depending on the type and scale of the project.
For social housing, the lowest level is 27,000 VND/m2/month, applicable to 1-story detached houses, load-bearing brick walls, corrugated iron roofs; the highest level is 211,200 VND/m2/month, applicable to apartments from 15 - 20 floors with one basement.
Meanwhile, worker accommodation in industrial parks has a price range from 38,200 VND to 186,900 VND/m2/month.
The price frame has included construction investment costs, standard profits, maintenance costs and value-added tax according to regulations.
However, it does not include land use fees, land rent, operating management costs, fire and explosion insurance, parking costs, electricity, water, television, internet and services serving the private needs of tenants.
According to Lai Chau Provincial People's Committee, investors of social housing projects, worker dormitories and individuals investing in building rental housing can agree on rental prices with tenants but must ensure that they are within the promulgated price framework.
The issuance of the price framework is expected to create a unified legal basis for managing rental prices, contributing to the transparency of the social housing market, while ensuring the rights of workers and laborers in the province.
