In the first months of 2025, the land market continued to record remarkable developments, especially in the low-cost segment. Many investors reaped huge profits when they boldly invested money at a time when the market was sluggish.
Mr. Nguyen Van Hung, an investor in Hanoi, shared that in early 2023, when the real estate market was still quite quiet, he decided to buy a 120m2 plot of land in the Hoa Lac area for 1.2 billion VND. At that time, land prices here were under pressure to decrease due to poor liquidity, many investors were stuck and forced to sell at a loss.
Just under 2 years later, when the market changed positively, land prices in Hoa Lac increased sharply thanks to infrastructure development and the gradual return of investment capital. In early January 2025, Mr. Hung sold the land plot for 2.4 billion VND, earning a profit double the capital invested.
Similarly, Ms. Le Thu Ha, an individual investor in Bac Ninh, also recorded impressive profits. At the end of 2023, she bought 2 plots of land in the suburban area of Bac Giang city at a price of 800 million VND each. By the end of January 2025, she had closed the deal at a price of 1.5 billion VND/plot, earning a total profit of nearly 1.4 billion VND in just over a year.
Assessing the trend of investing in cheap land, Mr. Hoang Minh, a real estate broker with more than 10 years of experience in Hanoi and neighboring areas, said that around the end of 2024, the market has started to heat up again. Many experienced investors have taken advantage of the opportunity to collect goods in low-priced areas but with high growth potential, such as Hoa Lac, Chuong My (Hanoi), Bac Giang, Hung Yen, etc.
“Those who invested in cheap land during the difficult period of the market now have a very good profit. Some areas have increased in price from 30-50%, even some beautiful locations have almost doubled in just over a year,” said Mr. Minh.
However, he also warned that not all cheap land investments are profitable. “Investors must choose areas with real potential, clear planning, developed infrastructure, and especially no legal issues,” Mr. Minh added.
According to a survey, land prices in many suburban areas of Hanoi and neighboring provinces have increased sharply in recent times. In Dong Anh, land prices in some areas near key infrastructure projects have increased by about 30% compared to early 2024. In Hoa Lac, land near large urban areas recorded an increase of 30-50%.
A similar situation is also occurring in Bac Ninh, Bac Giang and Hung Yen, where investment capital continues to flow in thanks to the boost in infrastructure. Some areas with land prices below 1 billion VND/plot have now exceeded 1.5-2 billion VND/plot.
The positive changes in the land market have made many investors continue to expect prices to increase in 2025. However, experts also warn of the risk of "burying capital" if investors follow the price increase effect and crowd psychology without carefully considering the real potential of the area.
