Mr. Nguyen Van Kien (50 years old) - a real estate investor in Hoai Duc district, Hanoi - said that the land segment in districts such as Thach That, Thuong Tin, Dan Phuong, Dong Anh, Hoai Duc... is in the sights of many investors.
Mr. Kien analyzed that the price of land in the inner city is "at its peak", causing investors to shift to buying real estate in the suburbs of Hanoi, including the land segment. Many investors have even spent time looking for land plots with prices ranging from 1-3 billion VND to live or wait for land prices to increase over time.
Similarly, Ms. Nguyen Thi Anh - a long-time real estate investor in Hanoi - shared that the demand for buying land in the suburban districts of Hanoi is gradually improving. In particular, the residential land segment in some districts far from the center of Hanoi is cheap, ranging from 20-50 million VND/m2.
Lao Dong's investigation also shows that, in fact, since the beginning of 2024, many investors have begun the process of hunting for land in the suburbs of Hanoi, especially in areas with strong infrastructure development and high urbanization rates.
Notably, the land segment is often very sensitive to market information, planning of new traffic routes, large real estate projects, and planning of industrial parks.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - commented that currently, the price of inner-city real estate is increasing too much, causing many investors to switch to buying suburban land.
Analysts added that in the recent period, regulations on adjusting land price frames and regulations prohibiting the subdivision and sale of land in areas of type IV or higher have also had a great impact on the psychology of investors and people, causing them to rush to buy land because they believe that prices will increase in the near future.
The expert noted that investors need to choose to buy land products that are suitable for their financial capacity and should not borrow too much.
Investors need to listen, consult many information channels, equip themselves with sufficient knowledge and thinking to avoid being "trapped" by tricks of brokers and disturbances, avoid following the crowd, and follow the trend to make accurate and reasonable investment decisions.
"With 3-4 billion VND in hand, it is still very difficult to access apartment housing with the current price of 70-80 million VND/m2. However, with this amount of money, many people can completely buy a satisfactory plot of land in the suburbs, both for living and for investment.
