On February 27, Vung Tau Ward People's Committee (HCMC) organized a conference to collect people's opinions on the site planning of the OSC high-rise apartment project combined with commercial services, located on Xo Viet Nghe Tinh street.
Previously, the land plot at No. 100 Xo Viet Nghe Tinh Street, Vung Tau Ward, with an area of nearly 3,670m2, was land for production and business establishments (trade, services), and was granted a Certificate of Land Use Rights to Vietnam Oil and Gas Service Tourism Joint Stock Company (OSC Vietnam), with a lease term until the end of January 1, 2041.
According to the approved 1/2000 scale zoning adjustment plan of Nam Vung Tau Urban Area, there are 3,450m2 in the land planned as high-rise residential land, construction density of 67%, maximum height of 21 floors. The remaining area belongs to the traffic planning of Xo Viet Nghe Tinh street.
Therefore, OSC Vietnam has developed a master plan as a basis for deploying investment in construction works according to regulations. The apartment building in the project is built on an area of more than 2,308m2 (on a total area of 3,450m2 according to the plan) with 21 above-ground floors and 2 basements.
In which, including 2 basements, parking and technical areas will be arranged; 2 basement floors are designed with modern architecture of a commercial service center. From the 3rd to 21st floors, apartments will be arranged with a scale of 390 units, serving about 775 people. The total investment of the project is about 610 billion VND.
At the opinion poll, many people expressed their support for the project implementation in the land area. Because it will create a new, spacious, modern building, change the face of the area and be in accordance with the general plan.
However, some opinions suggest that the investor needs to increase the basement, because it will not be possible to ensure parking space for 390 apartments, especially when deploying 2 more commercial floors. At the same time, representatives of the Ho Chi Minh City Association of Architects also expressed the need to arrange more parking areas to suit the current situation, along with some other contents.
Representatives of the investor said that after receiving comments, the unit will seriously absorb them to make appropriate and more complete adjustments and according to the general plan. After that, the next steps will be carried out to implement the project in accordance with regulations.
According to the Economic, Infrastructure and Urban Department of Vung Tau ward, this is one of the projects approved by Ho Chi Minh City to allow pilot implementation of commercial housing projects through agreements on land use rights or having land use rights according to regulations. If favorable, the project will soon complete relevant procedures and issue construction permits, completing in about 36 months from the start of construction.
