Reading information related to the alley house segment, Mr. Tran Trung Hieu (40 years old, living in Cong Vi ward, Ba Dinh district) shared that he was also very surprised when the price of alley houses here has continuously increased, even though it is the same alley, each person sells at a different price.
"Many houses in the alley here, although small in area, only about 25-30m2, have been sold for over 100 million VND/m2. However, with the same area, location, and structure, some owners sell for 40-60 million VND/m2, making many people like me feel confused," said Mr. Hieu.
Similarly, Ms. Nguyen Thi Huyen (renting a room in Dong Da district, Hanoi) shared that she herself was surprised when the selling price of houses in the alley was dancing every month.
For example, a 2-storey house, 30m2 wide in O Cho Dua ward, was advertised for sale in June 2024 for 3 billion VND, but the owner has raised the price to 3.2 billion VND after only a few months.
Ms. Huyen added that even though she has 3 billion VND in savings, due to the constant fluctuations in the price of this segment, many people who want to buy a house like her feel hesitant, afraid of buying a bad deal, even though these houses have the advantage of being located in the center of Hanoi, near schools, hospitals, offices, etc.
Forecasts from the OneHousing Center for Market Research and Customer Insights show that liquidity and prices of land and houses in alleys are increasing continuously. In the last 6 months of 2024, the residential land market is expected to record about 23,000 transactions, mainly concentrated in the East and West of Hanoi.
Mr. Tran Duc Khang - Sales Director of OneHousing Region 2 - commented that in Hanoi, it is very difficult to find a house with a budget of 3-4 billion VND. With this budget, buyers can only find an old house, a house whose owner is determined to sell the land, or a very deep alley, a small alley leading to the house...
In the suburbs, houses in alleys are being traded at around 70-80 million VND/m2, even some corner lots and nice lots will cost more than 100 million VND/m2.
According to Mr. Tran Duc Khang, the general situation of the residential housing market has also increased in price, but there is no sign of a sharp increase in a few months, but rather a steady and stable increase.
Mr. Pham Duc Toan - General Director of EZ Real Estate Investment and Development Joint Stock Company (EZ Property) - commented that in the past, houses and land in alleys were often the segment that real buyers "weighed" with new apartments.
However, recently, the sudden increase in apartment prices in both the primary and secondary markets has prompted a group of customers to switch to buying real estate, accepting the inconveniences and limitations of the alley housing segment such as parking space, construction quality, fire prevention, etc.
