Posing as someone who wants to learn about the project, Mr. Nguyen Van Linh (character's name has been changed, living in Uy No commune) informed that the project has just been implemented but many real estate brokers have recently come here to survey and film promotional videos to attract people's attention to the rare social housing project implemented since the end of 2024.
"The project has not yet been opened for sale, it is still being implemented, but the broker has been busy posting advertisements and instructing on buying and selling procedures" - Mr. Linh said.

Similarly, Mr. Nguyen Xuan Quang (a long-time real estate investor in Dong Anh district, Hanoi) said that the social housing project in Uy No commune has started construction at the end of 2024, expected to be handed over in 2026.
Because the number of apartments is too small compared to real demand, along with information that people are interested in, many real estate brokers have posted advertisements with "winged" offers such as: having diplomatic quotas, internal quotas, no need to queue, no need to draw lots... even though the project is not eligible for sale.
This is not just a story that happened at the social housing project in Uy No commune (Dong Anh district). Recently, information about the social housing project at plot N01 - Ha Dinh new urban area (Thanh Tri district) with a selling price of about 25 million VND/m2 has attracted the attention of many home buyers in the capital.
Although the Hanoi Department of Construction and the investor have publicly announced that it is expected that the investor will not receive the documents until the fourth quarter of 2025, but real estate brokers have advertised and received money for document services, deposits to secure the place to buy social housing here.
Meanwhile, according to Article 77 of the Housing Law 2023, only 11 subjects are entitled to social housing support policies, which means that not everyone is allowed to buy social housing.
According to Lao Dong reporter's research, the social housing project in Uy No commune (Dong Anh district) was implemented by Corporation 319 - Ministry of National Defense, with a total investment of more than 600 billion VND.
The project is built on a land area of 15,286 m2; the total construction area is 6,879.6 m2, with 4 blocks of 9-storey houses (the total floor area for all 4 blocks is about 61,086.2 m2, construction density is 45%); This project has 466 apartments. The project is expected to be completed on October 30, 2026.

A recent report by the Ministry of Construction informed that in 2024, the whole country will only have 108 completed social housing projects, corresponding to 47,532 apartments.
Entering 2025, it is expected that 135 projects will be implemented with nearly 101,900 social housing units (an increase of 2.1 times).
Of which, in Hanoi alone, there are about 11 social housing projects that will be completed, providing nearly 6,000 apartments, equivalent to 345,000 m2 of construction floor space.
