House in narrow alley is advertised for more than 10 billion VND

Hanoi - Many houses in narrow alleys in Hanoi are being sold by their owners for more than 10 billion VND.

Looking to buy a house in Hanoi, Ms. Nguyen Thi An (36 years old, working in Cau Giay district, Hanoi) confided that she was very surprised when recently many houses in small alleys in Hanoi were being sold by their owners for 10 billion VND.

It is worth mentioning that, according to Ms. An, there are narrow alleys where owners have to find places to park their cars and motorbikes every month all year round, but the houses here are being sold for tens of billions of dong. For example, a 6-storey house with an area of 60 square meters in the alley, not far from Cau Giay Street, is being sold for 9.1 billion dong, including all furniture and interior.

Also selling a house in an alley, Mr. Le Huy (born in 1980, living in Khuong Trung ward, Thanh Xuan district) informed that the house he is selling is 41 square meters wide, has 3 floors with a price of 9.6 billion VND including all costs of red book and transfer procedures.

According to Mr. Huy, the house in the alley he is selling is located in the center of Thanh Xuan district. Having lived here for many years, the only inconvenience is that his family has to park their cars and motorbikes outside every month because the alley is too narrow.

However, Lao Dong reporters' research shows that, although prices are continuously increasing, with sales prices ranging from 9-10 billion VND, there is still no detailed statistical data on the actual number of transactions in the alley house segment in central districts of Hanoi.

The OneHousing real estate ecosystem recently analyzed that the advantages of houses and land in alleys in Dong Da, Thanh Xuan, and Ha Dong districts are located in the center of Hanoi. One of the biggest benefits of houses in alleys is that the selling price is much lower than the segment of houses on the street or in large connecting alleys.

However, to maximize the advantages of houses in alleys, according to OneHousing, it is important to carefully research information about the area and the condition of the house in the alley before deciding to buy so that buyers can avoid unwanted inconveniences.

Speaking with Lao Dong, Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - mentioned that the price of houses in alleys in the center of Hanoi in recent months has been advertised at very high prices.

In essence, the market for houses in alleys is not large. The reason why many people are looking to buy recently is because this segment has more convenient factors than apartments and has long-term profit potential.

Experts say that, in addition to the strengths, home buyers in alleys need to consider a number of criteria such as alley width, fire prevention and fighting approach, housing quality, construction quality, legal procedures such as red books, construction permits to anticipate risks, to have a suitable choice according to needs and finances...
