According to Lao Dong, currently the price of townhouses in many districts in Hanoi is anchored at a very high level, even many streets have recorded selling prices up to more than 1 billion VND/m2.
In Hoan Kiem district, many townhouses are being offered for sale from 800 million to more than 1.2 billion VND/m2. For example, a 4-storey house on Hang Dao street with an area of 141m2 is being advertised for 135 billion VND, equivalent to more than 957 million VND/m2.
On Hang Bong Street, many houses have selling prices ranging from 700 million to more than 1 billion VND/m2, of which a 134m2 house is being offered for sale at 135 billion VND, or more than 1 billion VND/m2.
A house in the corner of Luong Ngoc Quyen - Ta Hien is being advertised for sale at 220 billion VND for an area of over 180m2, equivalent to 1.22 billion VND/m2.

In the area around West Lake (Tay Ho District), many townhouses on some streets such as Quang Khanh, Trich Sai, Au Co... are being offered for sale at up to 1 billion VND/m2. In particular, a house with an area of 54m2, located on Trich Sai street, with three openings, is being offered for sale at 64 billion VND, equivalent to more than 1.18 billion VND/m2.
According to market data for the first quarter of 2025 from Batdongsan.com.vn, the selling price of street-front houses in Hanoi is showing a strong upward trend. Compared to the first quarter of 2023, the average selling price in the first quarter of 2025 has increased by 30%, from 337 million VND/m2 to 437 million VND/m2.
In Ba Dinh district, the price of townhouses on Nguyen Cong Hoan street ranges from 430 - 520 million VND/m2, an increase of 15% over the same period last year. On Cao Ba Quat Street, the selling price increased from 240 - 320 million VND/m2 to 280 - 370 million VND/m2. Ngoc Ha Street recorded an increase from 310 - 540 million VND/m2 to 360 - 620 million VND/m2. Meanwhile, Kim Ma townhouses increased from 400 - 680 million VND/m2 to 440 - 730 million VND/m2.
In Dong Da district, townhouse prices have also established a new level. Hoang Cau Street increased from 380 - 470 million VND/m2 to 425 - 516 million VND/m2; Yen Lang from 330 - 490 million VND/m2 to 370 - 560 million VND/m2; Hoang Ngoc Phat from 350 - 370 million VND/m2 to 380 - 440 million VND/m2. Although the increase range is lower (7 - 10%), the price level on Huynh Thuc Khang street is also pushed to a new level, from 520 - 710 million VND/m2 to 550 - 770 million VND/m2.
Sharing with Lao Dong, Mr. Tran Minh Tien - Director of the One Mount Group Center for Market Research and Customer Insight - said that in the first quarter of 2025, although prices were high, the number of townhouse transactions decreased by nearly 30% compared to the same period last year.
One of the main reasons is that the beginning of the year coincides with a long Tet holiday, causing buying and selling and transfer activities to stagnate.
In addition, according to One Housing, recently there has been a phenomenon of many homeowners pushing the selling price of townhouses to double compared to last year, but then forced to reduce prices when the market did not have positive feedback. This development shows the instability in the supply-demand relationship, when the price level does not accurately reflect actual purchasing power.
