Da Nang - According to DKRA Consulting in the third quarter of 2025, the high-end apartment segment will continue to maintain its leading position, accounting for 81% of the total primary supply in the city.

According to Lao Dong reporters, many luxury apartment projects have recently been on the market while affordable projects are gradually becoming scarce in Da Nang City.

In the area along the Han River, the Sun Symphony Residence project is constructing apartment towers and low-rise housing blocks along the river. This complex is about 8 hectares in scale with 200 townhouses, 20 villas on the Han River, 3 towers with 1,300 apartments.

With the diamond located at the foot of the Dragon Bridge, The Legend City Da Nang project was started at the end of February 2025. The project has a scale of 3 basements and 2 towers, including luxury apartments and a 29-storey hotel.

Information from research and development consulting unit DKRA Consulting on the Da Nang real estate market in the third quarter of 2025, in the apartment segment, primary supply continues to increase, recording an increase of 87% over the same period.

Notably, in the third quarter of 2025, the A-class apartment segment (high-end) maintained its leading position, accounting for 81% of the total primary supply in Da Nang City. Market demand continues to improve (reaching 68% of the total primary supply), mostly recorded in newly opened projects in Hoa Xuan, Ngu Hanh Son and Hoa Cuong wards.

The Da Nang real estate market is gradually experiencing an imbalance in supply between segments because most of the projects opened for sale are positioned in the high-end segment.

Selling prices have continuously established new price levels, ranging from 80 to over 100 million VND/m2.

The Vietnam Association of Realtors (VARS) recently also pointed out 3 localities that are bright spots in the real estate market, including Hai Phong in the North, Da Nang in the Central region and Ho Chi Minh City in the South.

According to VARS, real estate supply in Da Nang has increased sharply over the past year. Upcoming projects continue to record good absorption rates, in which the main segment is still high-end apartments. The price level has tended to increase again, approaching the peak in 2019 with a difference of about 15 - 20%.
