The real estate market is recording a remarkable change in the psychology and choice of products of buyers. Instead of chasing expectations of price increases, buyers are increasingly carefully considering the financial, legal, quality of life and utility value of real estate.
A survey of real estate consumer psychology in Q2/2026 by Batdongsan. com. vn shows that market sentiment is showing positive changes. However, along with the improvement in confidence, the way buyers choose real estate is also clearly changing, as factors such as planning, infrastructure, legality, quality of life and financial capacity are increasingly focused on.
According to a survey of more than 1,000 consumers, 56% of respondents have a positive assessment of the market, of which 38% are optimistic and 18% are very optimistic. The very pessimistic group only accounts for about 1%, while 28% are still in a state of observation and 15% maintain a cautious mentality.
Buyer psychology also has differences between the two major markets. In Ho Chi Minh City, nearly 67% of survey participants said they are optimistic and expect changes after the merger. Meanwhile, 55% of respondents in Hanoi maintain a cautious attitude because they are monitoring planning construction.
However, expectations for market developments in the next 6 months are generally quite positive. 61% of respondents in Hanoi and 73% in Ho Chi Minh City predict that the market will "warm up" or "become more vibrant". The forecast rate for a quieter market is only 10% and 8% respectively.
Another notable change is that buyers are gradually moving away from the "must be in the center" mindset. A survey by Batdongsan. com. vn shows that 69% of respondents choose suburban or developing areas in their real estate search strategy for the next 3-5 years.
Ms. Do Thi Ngoc Anh - Senior Business Manager of Batdongsan. com. vn - said that the current market sentiment can be summed up in two words "alert". Buyers are no longer caught up in the expectation of price increases but pay more attention to financial capacity, usage value and the safety level of investment.
According to Ms. Anh, in that context, a new "rule of the game" is gradually taking shape, when cash flow only turns to products with real value, clear legality and sustainable exploitation capabilities. Assets that only rely on rumors or expectations of price increases will become increasingly difficult to survive.
This shift also poses requirements for investors to improve product quality, ensure progress and legal transparency, as buyers become more knowledgeable and cautious.
Commenting on the changes in the market, Dr. Nguyen Van Dinh - Vice Chairman of the Vietnam Real Estate Association, Chairman of the Vietnam Association of Realtors (VARS), Director of VARS IRE - said: "The real estate market is no longer the same as before.
According to Mr. Dinh, the Vietnamese real estate market is entering a new stage of development. The recovery momentum continues to be maintained, but the growth rate between segments, regions and subjects is increasingly clearly differentiated.
As supply gradually improves, the market is no longer driven by speculative sentiment or short-term price increase expectations, but shifts to moving according to actual housing demand and exploitation capacity.
Along with changes in the business environment, legal framework, project development costs and buyer behavior, the market is undergoing a strong purification process. According to Mr. Dinh, this is a necessary adjustment step for the market to develop healthier, more transparent and sustainable, while creating motivation for businesses to improve product quality, project implementation capacity and adaptability to increasingly high customer requirements.
