Real estate prices are difficult to cool down due to many new pushes

Planning, infrastructure, increased input costs and the psychology of keeping prices of sellers are becoming driving forces that make it difficult for real estate prices to cool down.

Real estate prices in Vietnam continue to maintain an upward trend after many years of continuous increase. According to Dr. Can Van Luc, Member of the National Monetary and Financial Policy Advisory Council, house prices in Vietnam increased by 59% in the period 2019-2024. In 2025, house prices continued to increase by another 10-30%.

By 2026, the price increase trend will not only take place in large cities but also spread to many localities. According to Dr. Can Van Luc, one of the most important driving forces promoting the market in the past time is the process of perfecting institutions. Many new laws, resolutions and decrees have been promulgated to remove obstacles related to land, investment, housing and real estate business. Along with that, the Government is focusing on handling more than 3,300 backlog projects, contributing to unblocking supply and creating more room for the market.

Behind the overall growth picture, the price increases between regions are clearly different, depending on the level of benefit from planning and infrastructure.

Data from Batdongsan. com. vn shows that Thuong Tin commune (Hanoi) recorded land prices increasing by 23% compared to December 2025 thanks to the progress of National Highway 1A expansion and capital planning. In Dong Anh, where Tu Lien bridge is being deployed and metro line No. 10 has just started construction, apartment prices increased by 22%.

The common point of these areas is not in the advantage of available location but in benefiting from large infrastructure projects. A survey by Batdongsan. com. vn also shows that 91% of customers are willing to pay an additional 5-15%, even over 15%, to own real estate near key infrastructure projects. This shows that infrastructure is no longer an added factor but has become an important criterion in home buying decisions.

In addition to planning and infrastructure, Dr. Can Van Luc believes that the price level is also affected by increasing input costs, including land use fees, site clearance compensation costs and construction material prices.

Market sentiment also contributes to maintaining a high price level. According to a survey by Batdongsan. com. vn, up to 71% of sellers in Ho Chi Minh City and 32% in Hanoi still maintain the expected price level, not accepting price reductions. Notably, 81% of sellers said that the purpose of selling real estate is to continue buying another real estate. The combination of price-holding sentiment and reinvestment cash flow is contributing to establishing a new price level in the market.

Looking at the long term, Mr. Dinh Minh Tuan, Southern Regional Director of Batdongsan. com. vn, said that the Vietnamese real estate market is being reshaped by three major trends including planning and infrastructure, information transparency and increasing differentiation between segments.

According to Mr. Tuan, planning and infrastructure investment are changing both supply and investment cash flow. In Hanoi and Ho Chi Minh City, metro projects, ring roads, inter-regional expressways and urban development planning are expanding development space, shifting supply from the central area to satellite cities and new growth corridors.

A survey by Batdongsan. com. vn shows that 67% of participants assess planning as having a large or very large impact on the market. In fact, the proportion of supply in expanded areas has increased in recent years. In Ho Chi Minh City, supply in the East increased from 29% in 2019 to about 33% in the first half of 2026, while the expanded urban group increased from nearly 5% to 15%, while the central area decreased from 21% to 13%. In Hanoi, supply in the near-central area increased from about 17% to 23%, while the satellite area increased from nearly 8% to 11%.

Mr. Dinh Minh Tuan said that developments in the two major markets show that geographical distances are gradually being replaced by travel time and connection quality. Areas far from traditional centers can still attract demand if synchronous infrastructure is invested, with complete utility systems and a community of residents is forming.
