Low-income people are "thirsty" for housing

Financial pressure when deciding to "carry" a large loan to buy a house is always a big challenge for every worker.

Suppose a household has 4 people, including 2 people of working age, the total household income will be about 21.4 million VND/month. However, after deducting living expenses, renting a house, paying for children's education... accumulation becomes difficult.

Mr. Pham Duc Quy (32 years old, from Nam Dinh) said that he has been working in Hanoi for more than 10 years but has not been able to buy a house because the house price has increased too much. The couple has a total income of about 22-23 million VND/month, but with living expenses, rent, tuition for 2 children... making it much more difficult for his family to accumulate.

People cannot buy a house because the price is too high, while the supply of affordable housing is limited, even absent in recent years.

At a recent meeting with the Central Committee for Policy and Strategy on economic growth targets, General Secretary To Lam mentioned one of the solutions to promote the economy, which is that operators need to have land and real estate policies to help the market increase transactions, attract capital, and promote urban areas to become the growth driver of the country.

To do this, General Secretary To Lam mentioned the establishment of a "National Housing Fund" to develop affordable housing in large cities.

Developing diverse housing funds

Dr. Nguyen Minh Phong - an economic expert - said that there are some countries in the world that have this type of "National Housing Fund", such as Singapore or some countries in other regions.

According to Dr. Phong, one of the most valuable experiences that we need to apply is the need to develop housing funds in a diverse way. Including tenants, tenants, and finally sellers to create diversity not only in terms of finances but also in terms of size, scale, and utilities.

Speaking with Lao Dong, National Assembly Delegate (NAD) Vo Manh Son (NA Delegation of Thanh Hoa Province) said that establishing a "National Housing Fund" to develop affordable housing in large cities is a very important policy for workers.

I think that the establishment of the fund will create momentum for the development of affordable housing in urban areas with great demand from workers that we do not have. With the strong direction of General Secretary To Lam and the implementation of the Government, this task will be implemented soon, meeting the expectations of many workers and laborers today" - National Assembly Deputy Vo Manh Son expressed his expectations.

Sharing the same view, Mr. Vu Cuong Quyet - Director of the Northern Green Land Group - said that the establishment of a "National Housing Fund" is necessary, but we must consider how to implement it appropriately.

According to Mr. Quyet, the Government must have mechanisms for low-income people to buy houses such as social housing, workers' housing or by state-sponsored land to build low-cost commercial housing and control the selling price of real estate enterprises.

Many opinions analyzed that the establishment of a "National Housing Fund" will support the construction of low-cost housing areas, promote preferential loan policies for people. Real estate businesses are also encouraged to participate in these projects through tax incentives and financial support.

However, the use of the "National Housing Fund" requires clear and transparent policies to avoid abuse or violations.
