On November 25, the People's Committee of Thai Nguyen province issued document No. 6036 on the implementation of the Prime Minister's Official Dispatch No. 190 on housing and real estate market.
The Chairman of Thai Nguyen Provincial People's Committee requested units to focus and accelerate the implementation of housing and real estate projects. The goal is to complete the assigned social housing targets, ensuring progress and regulations.
The Department of Construction coordinates with relevant units to review, organize the preparation and announcement of project information and locations of planned land for investment in the construction of social housing. Guiding units to organize planning and publicize projects, especially social housing projects in the area. At the same time, strengthen inspection and supervision of real estate brokerage activities in the area to prevent the spread of inflated rumors, disrupting the market.
Previously, on November 21, the People's Committee of Thai Nguyen province also issued document No. 5943 on rectifying the submission of documents for the sale of social housing.
The People's Committee of Thai Nguyen province requested the Department of Construction and related units to urge social housing projects in the area to speed up the progress. Publicly disclose information for all projects being implemented in the area at least 30 days before receiving documents.
The disclosure content includes information about the project scale, number of apartments, selling price, rental price... Publicly announce the list of people who are allowed to buy or rent social housing after signing the contract. Update the list of buyers and renters to serve post-inspection work, avoid duplication.
Strengthen post-inspection and handling of violations; regularly check the management and use of social housing; strictly handle and recover apartments for cases of false declaration, transfer against regulations or to the wrong subjects.
The police force coordinates with local authorities to ensure security and order. Check and handle illegal brokerage, bidding, booking fees, fee collection to ensure winning documents, and offering diplomatic quotas in violation of regulations.
Investors of social housing projects strictly implement the procedures for buying and selling social housing according to regulations.
Talking to reporters of Lao Dong Newspaper, a representative of Thai Nguyen Department of Construction said that the social housing buyer registration file has full information about the buyer and the occupant. This will be the basis for conducting post-inspections, when checking the residence information, it will be possible to handle any problems.
When social housing projects in the area come into operation, the unit will advise to conduct 100% post-inspection.
In early November 2025, Lao Dong Newspaper published a series of articles reflecting on the illegal buying, selling and transferring of social housing at the Dai Thang Social Housing Project, residential area (Pho Yen ward, Thai Nguyen province) invested by TNG Land Joint Stock Company.
Accordingly, many social housing apartments in this project have not been handed over, but real estate brokers and owners have publicly advertised for sale at prices different from the price signed with the investor from 200 - 500 million VND/unit, depending on the area.
The illegal purchase and sale and transfer of social housing apartments here is carried out in the form of a notarized document.
After the reflection, the authorities of Thai Nguyen province stepped in to verify. At the same time, investors are required to report and clearly explain related contents.
