Land prices are on the rise
Mr. Nguyen Van Hoa (residing in Hoa Xuan ward, Da Nang city) - said that from the beginning of 2025 until now, land prices in the suburbs of Da Nang have shown signs of increasing again, especially in areas with clear infrastructure planning such as Hoa Xuan and Hoa Quy.
According to Mr. Hoa, the land price here used to only fluctuate around 30-40 million VND/m2, now many plots are being advertised by owners for 50-70 million VND/m2, even higher if located in beautiful locations, near rivers and major roads.
Similarly, Mr. Nguyen Van Binh (a long-time real estate broker in Da Nang) - informed that since the beginning of 2025, the transaction volume of the land segment in many areas on the outskirts of Da Nang has shown signs of being vibrant again, especially after the time of administrative merger.
"There is a wave of investors from Hanoi and Ho Chi Minh City coming to Da Nang to buy land, they consider the coastal city a potential destination thanks to increasingly complete infrastructure, rapid urbanization and tourism - service advantages" - Mr. Binh said.
According to recent statistics from DKRA Group Real Estate Services Group, the land segment in Da Nang recorded the highest liquidity level since the beginning of the year.
According to the survey, in Hoa Xuan area, land prices in this area are fluctuating from 50 - 70 million VND/m2, this price has increased by about 20 - 30% compared to the same period last year.
In Ngu Hanh Son area, the common price level is about 45 - 80 million VND/m2, especially in coastal areas or near major roads, some prime plots of land have been offered for sale at more than 200 million VND/m2, 20% higher than in mid-2024.
Meanwhile, in wards such as Lien Chieu, Hoa Khanh, Hai Van... areas with infrastructure advantages and potential for industrial and service development, land prices mainly around 40 - 60 million VND/m2 also recorded an increase of about 20% after just one year.

Beware of virtual fever, inflate land prices
The People's Committee of Da Nang City has recently sent a document to Departments, branches and localities, requesting units to increase inspection, review and strictly handle acts of price manipulation, real estate speculation and tighten land management and use in the area.
The Department of Natural Resources and Environment of Da Nang City was assigned to preside over and, together with the Department of Construction and the Land Fund Development Center, conduct a comprehensive inspection of land valuation, development and issuance of land price lists. The units also inspect the compensation, support and resettlement process for people when the State reclaims land and auctions.
The direction of the People's Committee of Da Nang City is to detect, prevent and handle violations, especially the situation of taking advantage of land use rights auctions to "inflate prices", manipulate to profit, and cause instability in the real estate market.
Currently, Da Nang City has recorded many signs of "land fever" in the suburbs and new project areas, especially places with planning information, arrangement of administrative units or implementation of large infrastructure projects.
For example, in Ngu Hanh Son area and Hoa Vang district (old), the number of land transfer procedures, land use right certificates, inheritance, and donation has increased dramatically compared to before. There were times when people here had to queue from early morning to wait to submit documents to handle land procedures.
