Striving to start construction of 24,000 more social housing units by the end of the year
In recent years, Dong Nai has made many efforts to develop social housing. The province has planned a land fund of 700 hectares to develop social housing and workers' housing, not to mention about 400 hectares belonging to the fund of 20% in commercial housing projects.
According to Mr. Ho Van Ha - Vice Chairman of Dong Nai Provincial People's Committee, in the first 7 months of 2025, Dong Nai province has started construction and is constructing 3,736 social housing units. It is expected that in the last 5 months of the year, Dong Nai province will strive to start construction with a maximum of 24,000 apartments (including projects with about 12,000 apartments assigned to investors and 10 projects with announced information with a scale of 12,000 apartments).
Also according to the People's Committee of Dong Nai province, the target for 2025 is to complete and qualify for sale of 4,708 units, 500 units higher than the completion target assigned by the Prime Minister in Decision 444/QD-TTg dated February 28, 2025, which is 4,208 units.
Regarding the implementation of social housing projects in the area, Dong Nai province has organized the selection of investors for 10 projects that have been approved for investment (with a scale of about 12,000 apartments). After the information posting period, up to now, 9/10 projects have had investors submit proposals to assign investors. The People's Committee of Dong Nai province will conduct an appraisal and issue a decision to assign investors to 9/10 projects in the coming time, and continue to implement new projects in the following time.
Starting construction of low-cost apartments for workers
Speaking to Lao Dong Newspaper reporter, Mr. Phan Trong Dat - Head of Investment and Business Department, Thong Nhat Joint Stock Company (Trang Bom Commune, Dong Nai Province) - said: The company has just started construction of an apartment building to serve workers under the Housing Development Project at the Bau Xeo Industrial Park Service Center (on August 19). The project has a scale of 75 apartments with an area of 45-63m2/apartment. The construction period is expected to be 330 days, completed in July 2026. The project targets workers, laborers, and people with social housing needs.
Mr. Dat said that the low-priced apartments are mainly on the 5th floor, the block of apartments with terraces, without elevators, and were previously used for rent. When selling, the company only calculates a profit of 10% according to regulations and reduces management and sales costs to ensure the price reaches the workers at the best level.
From September 10, the company will receive documents to buy social housing for 205 completed apartments. Apartments with an area of around 31,70m2, the selling price is estimated at 4-11.4 million VND/m2 (depending on the floor), equivalent to 133-888 million VND/apartment.
According to records, there are many enterprises with many workers working and learning about the project such as Pou Sung Vietnam Co., Ltd. ... Infrastructure Development Joint Stock Company An Hung Phat will also start construction of phase 2 of the social housing project in the residential and resettlement area of Phuoc Tan ward in November 2025, with nearly 500 apartments. Previously, the company started construction on phase 1 with about 270 apartments, expected to hand over the houses by the end of 2025.
The provincial Department of Construction has publicized 10 social housing construction investment projects approved for investment in the province. These are the projects: Social housing area ChC1 and ChC2 in Phuoc Tan ward; Social housing in Tam Hiep ward; Social housing in apartment land in Long Binh ward resettlement area; Social housing apartment in 2.1ha land in Phuoc An commune; Social housing apartment in 3.7ha land in Phuoc An commune; Social housing in about 3.5ha land in Trang Bom commune; Social housing in 2.8ha land in Ho Nai ward; Social housing in Tan Trieu ward; An Phuoc social housing in An Phuoc commune and Phuoc Binh Social Housing project in Phuoc Thai commune.
The projects will not be bid as before but will announce and invite interested investors. The dossier will be scored by the Appraisal Team according to the criteria, then proposed to the competent authority to assign the investor to implement according to the specific mechanism and policies for social housing development.
