Social housing prices are quite high

According to the reporter of Lao Dong Newspaper near Thang Long Industrial Park (Dong Anh District, Hanoi City), there is a CT3 social housing project under construction, with a total of 1,104 apartments in the project. Of which, there are 175 commercial apartments for sale with an area of 59 - 63m2; 717 social housing apartments for sale also have similar areas and 212 social housing apartments for rent with an area of 49 - 59m2.

The project is expected to be completed in the fourth quarter of 2026. The temporary selling price of social housing apartments is 18.4 million VND/m2, including VAT and maintenance costs. For apartments for rent, the provisional price is 95,000 VND/m2/month, including taxes and maintenance fees. This is the preliminary price according to the approved Feasibility Study Report, the official price will be determined after the appraisal results from the Hanoi Department of Construction and approved by the investor in accordance with regulations.

According to some workers working at enterprises in Thang Long Industrial Park, although it is social housing, the selling price at the project is quite high compared to the income of workers.

Mr. Nguyen Van Thang - a worker working at a company in Thang Long Industrial Park - said that he is currently renting a house for 800,000 VND/month. The rental room was built a long time ago, so it was old and had dirty paint color. However, the selling price of the social housing project at the CT3 plot of land is more than 1.1 billion VND, corresponding to an area of about 60m2. Therefore, workers are not interested in buying social housing in this project.

According to Mr. Thang, his current income is more than 7 million VND/month. With such an income, it is very difficult for workers to access social housing.

Workers hope to access social housing suitable for income

In the steep alleys and makeshift boarding houses near Thang Long Industrial Park, it is not difficult for us to see cramped, hot rooms, temporarily surrounded by corrugated iron or rough bricks. This is the home of many workers working in the Thang Long Industrial Park above. Workers still dream of having a stable, decent place to live day and night, suitable for their limited income.

Mr. Nguyen Van Tuan - a worker working at a company in Thang Long Industrial Park - shared that the current income compared to the current price has made it very difficult for workers like him to manage their daily expenses. Income is only enough to cover every month, sometimes there is still a shortage. Currently, he is hoping to buy an apartment in a social housing project, but the price must be suitable for the income of workers.

"If selling or renting social housing, there needs to be a price suitable for the income of workers. Because if the price is high or equal to their income, it will be very difficult for workers to access social housing, said Mr. Tuan.

Similar to Mr. Tuan, Mr. Cuong - a worker working at a company in Thang Long Industrial Park - shared that most of the rooms that workers rent have not met their needs and are not guaranteed.

"I hope the authorities will pay attention to investing so that workers can access social housing at reasonable prices and with suitable income. In addition, it meets the airy, spacious, and ensures safety for workers, said Mr. Cuong.
