Mr. Nguyen Van Hoang (40 years old) is constructing the rough part of a 2-storey house in Tan Lam Huong commune (Ha Tinh city) - said that his family has been hiring workers to build a 2-storey house for a few months now. Currently, construction has begun on the 2nd floor. With the prices of materials such as steel, cement, bricks, etc. all increasing, of which sand prices increased the highest, it is expected that the total cost of his family's house when completed will increase by about 200 million VND compared to the original calculation.

According to Mr. Hoang, the current price of sand and foundation is 180,000 VND/m3, the price of construction sand is 350,000 VND/m3, sand da da is 370,000 VND/m3. Mr. Le Van Bao, owner of a construction sand gathering site in Luu Vinh Son commune (Thach Ha district, Ha Tinh province) said that construction sand is currently quite scarce, especially for sand for filling.

"Where I am currently selling sand for filling at the price of 18,000 VND per block, 360,000 VND for construction sand, and 370,000 VND for rice-fired sand. Compared to last year, construction sand and sand have increased each block from 20,000 VND to 30,000 VND. With the highest increase in sand leveling, it is up to 50,000 VND per block" - Mr. Bao informed.

The reason for the increase and scarcity of sand prices, according to Mr. Bao, is currently the peak construction season, there are many large projects in the province, key projects under construction, so a large amount of sand is being consumed and the authorities are also strengthening inspection and handling of sand mining activities, so some places are temporarily suspending mining.

According to Mr. Nguyen Huy Sam - Director of HT House Construction Consulting Co., Ltd in Ha Tinh, the price of construction materials increased, of which the highest increase is the sand price with an increase of about 20%, causing the company's activities to be affected. "At the beginning of the year, the material price has not increased, but for a few months, it has increased.

Mr. Sam analyzed that with the construction of a 2-storey house, when the price of sand increases by 20%, along with the price of some other construction materials as at present, it will arise, increasing the construction price to about 200 million - 300 million VND/house.

Facing the increase in the price of construction materials, of which the highest increase is the price of construction sand, Mr. Sam said, now when signing new package construction contracts, he must calculate the new unit price, so the team cost is higher, making some homeowners wonder, they think that the price is too high, so it is difficult to negotiate. And when the contract has been signed, it clearly states the progress and time of completion of the project and the sand is scarce, if the company does not deposit in advance, proactively can ensure the source of sand to ensure the construction progress, the risk of compensation due to violations of the contract terms on progress.
