Can Tho and its role as a dynamic urban area in the Mekong Delta region
In the planning for construction and development of Can Tho city until 2030, with a vision to 2045, Can Tho is identified as the core urban area of the Mekong Delta region, playing the role of an economic, cultural, social, medical, educational and commercial center of the whole region.
The city is oriented to develop 2 dynamic economic centers and 3 development zones. In which, the first zone includes: Cai Rang district, Ninh Kieu district, Binh Thuy district, Phong Dien district (oriented to develop into a town) and part of O Mon district, Thoi Lai district is the main area for Can Tho to become the center, the driving force of development of the Mekong Delta region.
However, a paradox is developing in Can Tho: although the economy is accelerating strongly, contributing about 1.47% of the country's GDP, the average income per capita is continuously increasing, always maintaining in the top 10 localities with the highest average income per capita, but the real estate market in Can Tho in general and the urban development focus area in particular are not compatible with that constantly changing economic process.
The real estate market in Can Tho has so far been mostly rudimentary projects, purely subdivision and sale of land, with a scarcity of well-planned urban areas with complete utilities and services.
