The Hanoi People's Committee has just issued Decision No. 2683/QD-UBND on leasing land to Nam Ha Noi Construction Investment Joint Stock Company in Ninh So commune, Thuong Tin district to implement the Cho Ke Construction Investment project (Ninh So commune, Thuong Tin district, Hanoi city).
According to Decision 2683/QD-UBND, the location, boundary, and area of the land plot are determined in the Master Plan for Land Use QH-06 at a scale of 1/500, prepared by the Institute of Tropical Architecture, approved by the People's Committee of Thuong Tin district with the method of leasing land through auction of land use rights.
Out of 6,483m2 of land with 2,584m2 of kiosk construction land and the form of land use is the State for leasing land to collect land rent once for the whole lease period for 50 years from the date of signing the decision on land lease; 1,621m2 of land for outdoor business and the State allocate land without collecting land use fees; 2,278m2 of land for construction of technical infrastructure, transportation, parking lots of the project and the State allocated land without collecting land use levies.
The Hanoi People's Committee also issued Decision No. 2682/QD-UBND on leasing land to Nam Ha Noi Construction Investment Joint Stock Company in Tien Phong Commune, Thuong Tin District to implement the Tra Cau Market Construction Investment Project (Tien Phong Commune, Thuong Tin District, Hanoi City).
In Decision No. 2682/QD-UBND, the location, boundary, and area of the land are determined in the QH-01 Land Use Planning Map, scale 1/500, prepared by Nam Ha Noi Construction Investment Joint Stock Company, approved by the People's Committee of Thuong Tin district with the method of land lease through auction of land use rights.
Out of 7,276.2m2 of land with 2,861.5m2 of kiosk construction land and the State leases land to collect land rent once for both the lease period of 50 years from the date of signing the decision on land allocation and land lease; 2,108.0m2 of land for outdoor business and the State allocate land without collecting land use fees; 2,306.7m2 of land for construction of technical infrastructure, transportation, parking lots of the project and the State allocates land without collecting land use levies.
Nam Hanoi Construction Investment Joint Stock Company is responsible for contacting the Department of Agriculture and Environment, Thuong Tin District People's Committee to hand over land in the field. After receiving the land handover in the field, the South Hanoi Construction Investment Joint Stock Company must put the land into use; In case of not putting the land for use within 12 consecutive months from the time of receiving the land handover in the field or the land use schedule 24 months is slow compared to the schedule of the investment project, the South Hanoi Construction Investment Joint Stock Company is extended to the shelf life of no more than 24 months and must pay additional money to the State corresponding to the land use fee level and land rent for the extended time.
The expiry of the extension expires that the South Hanoi Construction Investment Joint Stock Company has not yet put the land into use or use the land not in accordance with the contents specified in the decision to lease the above land, the City People's Committee recovers the land without compensation for land and property attached to the land and the cost of investment in the remaining land.
