Many households that are resettled due to land acquisition for the Can Tho - Ca Mau expressway project are worried because the resettlement land price is too high.
Households have returned to receive resettlement land, some have built houses and moved in. Now hearing the news that the Can Tho City People's Committee has approved the lowest land use fee of 14.5 million VND/m2 and the highest of 21.6 million VND/m2, everyone is "shocked".
At this price, if you pay, you will be left empty-handed, with no capital to do business and make a living. But if you do not pay, you will not be granted a land use rights certificate, and without legal documents, you will not be able to mortgage for business loans.
Mr. Le Van Luc in Cai Rang district said that paying 6 billion VND for 5 resettlement sites was beyond his family's capacity. He said: "Coming here to pay for infrastructure and build a house is like going broke, the only way is to go begging."
Not only Mr. Le Van Luc, but also the people here think that the high price of resettlement land is unreasonable, the authorities need to review to have a suitable price.
A resident shared with Lao Dong reporter: "The compensation is 2.2 billion VND, but to build a house here, it costs 2.1 billion VND. Now, with this level of infrastructure construction, where will I get the money to pay?"
Discussing the land price of the resettlement area here, Mr. Phan Thanh Phong - Deputy Director of the Project Management Board and Land Fund Development of Cai Rang District, Can Tho City also admitted that the price is high. According to Mr. Phan Thanh Phong, the price of 7.5 million VND/m2 is appropriate. Ensuring the rights of the people, compensation for land with land use fees for people to accept. Mr. Phong said: "I will advise the District Committee, synthesize all opinions and recommendations to the city for consideration and resolution.
The resettlement area has good transport infrastructure, but people cannot live well without money to take care of their livelihood. That is the reason why people are worried and insecure.
Let me reiterate the opinion of Prime Minister Pham Minh Chinh in the discussion at the group on the draft revised Land Law on June 9, 2023: "Regarding site clearance and resettlement support, this is an issue of concern to the people. The Party and State's viewpoint is very clear, when land is recovered, people are resettled and move to another place to live, the new place of residence must be at least equal to or better than the old place of residence".
Can Tho City government should listen to the people and reconsider land pricing to suit the "people's strength". Only then will people whose land has been confiscated have better living conditions and can settle down and make a living.
