The Government recently issued Decree No. 136/2026/ND-CP amending and supplementing a number of articles on the development and management of social housing.
This Decree takes effect from April 7, 2026.
One of the contents that readers are interested in is the ceiling income for buying social housing increased by 5-10 million VND depending on the subject compared to previous regulations.
Accordingly, in case the applicant is single, the average monthly actual income (according to the confirmed salary and wage table) does not exceed 25 million VND. This level is an increase of 5 million VND compared to the old regulation.
For single people raising children under the age of adolescence, the maximum income level is increased to 35 million VND/month, an increase of 5 million VND compared to the old regulations.
For married people, the total average monthly income of the two spouses actually received is no more than 50 million VND, an increase of 10 million VND compared to the old regulations.
The time to determine income conditions is within 12 consecutive months, calculated from the time the competent authority performs the confirmation.
Based on the conditions and income levels of each area in the area, preferential housing policies for cadres, civil servants, public employees, and the number of dependents according to the provisions of law, the Provincial People's Committee is allowed to decide the income adjustment coefficient not exceeding the ratio between the average income per capita in the locality compared to the average income per capita of the whole country.
