Vice Chairman of Bac Ninh Provincial People's Committee Dao Quang Khai has just signed a decision approving the auction plan for leasing land use rights in Nenh ward to build a car garage combined with a parking lot.
Accordingly, the land put up for auction has the symbol PX, belonging to the new urban area of Nenh town, Viet Yen district, formerly, now Nenh ward, Bac Ninh province. The land area is 3,999m2, planned as traffic works land.
Regarding location, the East of the land area is adjacent to Giap Le street; the West is adjacent to green land, water surface and technical infrastructure land; the South is adjacent to commercial service land; the North is adjacent to planned roads.
Notably, the land has completed compensation, site clearance, resettlement support and technical infrastructure investment according to the plan. Power supply, lighting, water supply, drainage, and communication systems have been invested; regional transport infrastructure has also been connected, creating favorable conditions for project implementation after completing procedures according to regulations.
According to the approved plan, the State leases land through land use right auctions, collecting land rent once for the entire lease term. The land use term is 50 years, from the date of the land lease decision. The auction is expected to be held in the third or fourth quarter of 2026.
The expected starting price is 5.237 million VND/m2, equivalent to a total land rent of about 20.942 billion VND. Auction participants must pay a deposit equal to 20% of the total value of the land plot calculated according to the starting price. The auction is organized in the form of direct voting at the auction session, according to the up-pricing method.
The winning investor will synchronously build a parking garage combined with a parking lot according to the approved detailed plan. The project has a maximum building height of 9 floors, a maximum construction density of 70% and a maximum land use coefficient of 7 times.
Nenh Ward currently has a natural area of nearly 36km2, a population of about 78,000 people, and is a densely populated area for residents, workers, and industrial, commercial, and service activities.
The investment in parking garages and parking lots in the new urban area is expected to contribute to supplementing static traffic infrastructure, improving land use efficiency and meeting the increasingly synchronous urban development requirements in the area.
