Hanoi apartment prices increase sharply, average primary prices reach 91 million VND/m2
According to Savills Vietnam's Real Estate Market Overview Report for the second quarter of 2025, Ho Chi Minh City continues to face a shortage of housing supply, while the Hanoi market is stable thanks to improved infrastructure and sustainable demand.
Ho Chi Minh City (HCMC) has faced a shortage of housing supply for the past 5 years. The city aims to develop about 235.000 new houses in the period of 2021 - 2025, but has only implemented 24% of the target and still lacks 179,000 units. The gap between supply and demand is widened due to slow approval processes and tightening legal regulations.

In the second quarter of 2025, Ho Chi Minh City will have 1,600 new apartments, an increase of 38% per year. The primary supply is limited to 5,400 apartments and the sales volume is only 2,400 apartments, the absorption volume is 45%. Accumulated from the beginning of the year, the primary supply in the first 6 months of 2025 reached 6,800 apartments and the sales volume reached 3,800 apartments. The future supply for the 2025-2027 period is expected to reach 39,000 apartments.
However, in the long term, with positive changes and improvements from the application of laws and new policies, to the streamlined legal approval procedures, it will create development expectations for the residential real estate market in Ho Chi Minh City. See more...
Hue requests an advance of VND60 billion to clear the North-South high-speed railway project
On July 16, news from the People's Committee of Hue City, a document has just been submitted to the People's Council of Hue City on the advance of 60 billion VND from the city budget in 2025 to implement projects to build resettlement areas, cemeteries, and serve site clearance (GPMB) for the North-South high-speed railway line.
The report will be considered at the 10th session of the Hue City People's Council, taking place on July 16 and 17, 2025.

The high-speed railway project on the North-South axis is a national key project, approved by the National Assembly in Resolution 172/2024/QH15 dated November 30, 2024. In particular, site clearance in localities where the route passes through (including Hue City) is a key factor to ensure the progress of the entire route.
Implementing the direction of the Government, Hue City has urgently established a Steering Committee for GPMB, headed by the Secretary of the City Party Committee, to focus on removing obstacles in the arrangement of residential land and resettlement land.
Through the review, Hue City determined that it is necessary to implement 4 investment projects in resettlement areas and cemeteries, with a total investment of nearly 1,500 billion VND. Nghe An handles non-transferment of goods encroached on public land
Faced with the situation of many households arbitrarily occupying public land for illegal construction and business, local authorities in Nghe An province have quickly taken action to handle the situation, determined to restore land management discipline.

The land, which was originally the Tho Thanh commune stadium (now in Dong Thanh commune), is more than 500m2 wide and was given by the People's Committee to the people to "care" for, but in May it was used to build cafes, a playground with a roof, brick gates and install decorative lanterns. This space is well invested, including a mini playground with electric cars, houses and lighting systems. Based on legal regulations, this is an act of occupying public land for business.
