"At the beginning of the year, I was asked by a broker if I wanted to sell the house, the price was also over 3 billion, and recently I was advertised for sale and I have reduced the price but no one has asked yet. At this time, many people are also selling to buy houses and land in Tuyen Quang to stabilize their lives," Ms. H. confided.

Ha Giang City has a limited residential land fund, and the possibility of expansion is almost very limited by the surrounding mountainous terrain. In recent years, very few urban areas and residential areas have been built here.
Mr. Hoang Ha - real estate brokerage office in Ha Giang city said that before 2025, real estate prices in the center of Ha Giang city were rated higher than in the area. It is also understandable because the land fund is limited.
"However, when there was official information about the merger of provinces, the number of people looking to buy land in Ha Giang city decreased sharply. Land prices have also decreased by about 20%, now only those with real housing needs go to buy. However, in the long term, I believe that real estate here still has the potential to increase in price," Mr. Ha commented.
Similarly, in Hoa Binh City (Hoa Binh Province), the number of searches for information about land, townhouses, and commercial real estate increased, but the number of successful transactions was low. Many customers choose to stop at the survey step or deposit slowly, instead of deciding to buy a fraction.
Mr. Hong Thai - a real estate broker in Hoa Binh said: "The real estate market in Hoa Binh City has not had a breakthrough because the planning and legal guidance after the merger are still unclear, causing investors to hesitate and wait for more specific information to avoid risks".

According to Mr. Thai, many Hoa Binh people are "hunting" for real estate in Viet Tri City quite a lot. They sell investment land in many places to accumulate money to collect land in Viet Tri with the purpose of serving the work after the merger of provinces, and at the same time being an opportunity for speculation.
Although the current market is still cautious, long-term expectations for Hoa Binh real estate are well-founded. "Becoming a part of the new Phu Tho province with an administrative center in Viet Tri city can open up opportunities for redistribution of investment resources, especially in transportation, tourism and supporting industries," said Mr. Thai.
Informing reporters, Mr. Nguyen Quang Thu - Director of the Land Registration Office of Hoa Binh City said that recently, the number of new sales records has been very small, mainly due to fluctuations in procedures such as land use extension and citizen identification update.
"Real estate transfer activities are on the decline, the number of successful transactions is not much, reflecting the clear stagnation of the market," said Mr. Thu.
