According to the plan, the total land area of the planned area is about 14,600m2.

The population scale of the planned area is about 2,380 people. The expected number of apartments is about 1,065 units.
For households within the scope of traffic connection routes serving the project, the investigation, survey of the current status, compensation, support, resettlement and related contents will be studied and specifically determined in the investment project preparation and site clearance implementation phase according to the provisions of law.
According to the People's Committee of Tuong Mai ward, because the investor implementing the project has not been identified, the construction investment project has not been established, and there is no compensation, support, and resettlement plan approved by competent authorities, the specific determination of the number of apartments, apartment structure, apartment area, resettlement housing fund, commercial housing fund, architectural design plan and related contents will continue to be studied, reviewed, and completed in the construction investment project preparation phase and the next steps according to the provisions of law.
Explaining the master plan, the Hanoi Institute of Construction Planning said that the old collective housing project includes 10 old collective buildings according to the current plan, 2 floors high, some apartments in the collective are expanded up to 5 floors, arranged into 10 space clusters.
These works were built from the 1970s-1980s, and have now been deformed and no longer retain their original form.
The architectural form, spatial layout as well as functional use have revealed many disadvantages and do not meet the development of society, most apartment buildings have deteriorated (especially in terms of quality, structure and architectural form of buildings, landscape space, technical infrastructure system... ).
Spontaneous expansion construction, population size increase, construction density increased many times compared to the initial construction planning design.
At the same time, due to a whole process of lax management, up to now, all rows of houses have been encroached upon rampantly, leading to serious damage.
The situation of expanding trading in common living spaces is common, turning these common spaces into private spaces, no longer having common living and sports areas.
Apartment buildings divided into low-rise plots, and adjacent houses are built quite spontaneously, not following the general architectural orientation, people still arbitrarily expand and expand, losing the general aesthetics of the area. Due to the expansion process, alleys that were already narrow are now even narrower, and lighting conditions are poor.
In the research area, current trade activities are relatively vibrant, mainly small-scale retail trade models. Living and entertainment space for residents and green areas is not enough, not meeting healthy living environment standards.
