After the merger, Can Tho City will continue to apply the 3 old land price lists of Can Tho, Hau Giang and Soc Trang (old) until the end of 2025, while waiting for the construction of a new land price list to be applied uniformly throughout the city from 2026.
In this land price list, Ninh Kieu ward includes Tan An ward, Thoi Binh ward and Xuan Khanh ward, which are central areas of the city, so the land price is higher than other wards. In particular, on some streets such as Chau Van Liem and Hai Ba Trung, land prices are up to 48 million VND/m2.
Urban residential land, location 2, in alleys such as Mien Tay - Can Do residential area, Ly Tu Trong street, ... has the highest price of 11 million VND/m2. The lowest level is 2,500,000 VND/m2. The remaining locations not specified in the table are calculated at 2 million VND/m2.
Binh Thuy residential land is also considered urban land, however, compared to Ninh Kieu ward, the residential land price here is lower, specifically as follows:

In Cai Rang ward, which is merged by 4 wards: Le Binh ward, Thuong Thanh ward, Ba Lang ward, Hung Thanh ward, the price of residential land ranges from 650,000 - 10 million VND/m2 depending on location.
It can be seen that residential land in wards also has a fairly large difference between areas. In towns, locations in the district's administrative and commercial center have the highest land prices, such as in Phong Dien commune, Phan Van Tri street, in the district's commercial and administrative center, the land price is 5,500,000 VND/m2. The lowest land price in the district is 550,000 VND/m2 for people in alleys or dykes in communes.
