The consortium of Newland Investment Joint Stock Company and NHS Investment Joint Stock Company approved the selling price in Decision No. 852/QD-LD dated October 10, 2025 and was reviewed by Coninco - Thang Long Joint Stock Company in the Report on the results of the review of the social housing selling price plan No. 06-10/2025/BCTT-GB dated October 6, 2025.
According to the investor's proposal, the selling price of social housing apartments is 17,627,017 VND/m2 (selling price includes VAT, excluding maintenance costs according to regulations).
The Department of Construction requires that within 180 days from the date of acceptance of completion of the construction project and putting it into use, the Joint Venture of Newland Investment Joint Stock Company and NHS Investment Joint Stock Company is responsible for conducting a state audit or independent audit, settling construction investment costs according to the provisions of the law on housing, construction law, and other relevant laws and sending a set of audit and settlement documents to the Department of Construction to check the selling price of social housing.
In case the selling price and rental price of social housing according to the audit, settlement and inspection results of the Department of Construction are higher than the selling price and rental price signed by the investor, the investor will not be allowed to collect the additional difference from the buyer or lessee for social housing; in case of lower, the investor must return the difference to the buyer or lessee for social housing. Investors are not allowed to collect money exceeding 95% of the contract value before home buyers are granted a Certificate of land use rights, ownership of assets attached to land and complete the refund of the difference (if any). At the same time, organize audits and organize consulting on the appraisal of social housing sales and rental prices to be responsible before the law for the results of audits and examinations, ensuring compliance with legal regulations.
