Information from the Ministry of Construction on the housing situation and the real estate market in the fourth quarter and the whole year 2025 shows that in the fourth quarter of 2025, the whole country had about 151,382 successful real estate transactions, an increase of about 10% compared to the third quarter of 2025 and an increase of about 35% compared to the same period in 2024.
In this total, the transaction volume of apartments and detached houses reached 37,865 successful transactions, an increase of about 17% compared to the third quarter of 2025 and an increase of about 49% compared to the same period in 2024. The transaction volume of land plots reached 113,517 successful transactions, an increase of about 8% compared to the third quarter of 2025 and an increase of about 30% compared to the same period in 2024.
For the whole year of 2025, there were about 579.718 successful real estate transactions nationwide, an increase of about 7.7% compared to 2024.
In which, the transaction volume of apartments and detached houses reached 138,025 successful transactions, an increase of about 10% compared to 2024. The transaction volume of land plots reached 441,693 successful transactions, an increase of about 7% compared to 2024.
Land plot prices developed according to projects on the secondary market in localities in general still tend to increase. The increase is concentrated in areas with synchronous connecting infrastructure, central location and clear planning information. In 2025, land plot prices increased by 20-25% compared to 2024.
In Hanoi city, land plot prices at some projects are recorded as follows: Hoa Lac Premier Residence has an average price of 37.1 million VND/m2. Cienco 5 Me Linh has an average price of 51.2 million VND/m2. Lideco has an average price of 169.9 million VND/m2. Tan Viet Tower has an average price of 87.8 million VND/m2. Nguyen Khe urban area has an average price of 149.2 million VND/m2.
In Ho Chi Minh City: Binh Khanh Resettlement Project has an average price of 60 million VND/m2. Nam Hung Vuong has an average price of 97.8 million VND/m2. Nam Rach Chiec has an average price of 178.9 million VND/m2. An Phu Tay has an average price of 39.1 million VND/m2.
In other localities, some typical projects are statistically analyzed by the Ministry of Construction. In Da Nang, the Da Nang Pearl project has an average price of 59.8 million VND/m2; the Hoa Xuan expanded urban area has an average price of 65.8 million VND/m2; the Hoa Khanh Residence project has an average price of 26.8 million VND/m2. In Hai Phong, the Anh Dung 5 project has an average price of 25.1 million VND/m2; the Da Phuc Central Park project has an average price of 29.2 million VND/m2. In Dong Nai, the STC Long Thanh project has an average price of 28.9 million VND/m2; Dragon Land has an average price of 12.3 million VND/m2. In Khanh Hoa, the An Vien coastal urban area project has an average price of 106.5 million VND/m2; Bac Vinh Hai has an average price of 69.7 million VND/m2.
Regarding the increase in land plot prices, Ms. Pham Thi Mien - Deputy Director of the Vietnam Real Estate Market Assessment Institute (VARS IRE), newly offered land plot prices at many projects recorded an increase of up to 20%. The main reason is the prolonged shortage of supply while investment and asset accumulation demand is still maintained at a high level.
In the secondary market, land plot prices increased by 20-100% in some areas with low-priced plots. The floor price of low-rise houses also increased by about 20% compared to the same period last year. Transactions are mainly concentrated in projects with prices in the range of 100-200 million VND/m2, located in urban areas that have been formed, have residents living and synchronous infrastructure and amenities.
