On March 20, regarding the " Urban Area of Road 3.2" in Vung Tau City, the People's Committee of Ba Ria - Vung Tau province said that it had assigned the Land Fund Development Center of Ba Ria - Vung Tau province to organize the auction according to regulations.
Notably, the auction area is 597,475.7m2 (equivalent to more than 59.7ha), not more than 96ha as previously reported. Of which, the residential land area is more than 19.1ha; commercial service land is more than 35.6ha; service - public works land is more than 5ha.
The form of land allocation includes land use fees for residential land; land lease with one-time payment for the remaining area. The land use term is 50 years from the date of land allocation.
The starting price for the auction of the above land is more than VND 7,628 billion. Of which, the value of residential land use rights is more than VND 5,788 billion; the value of remaining land use rights is more than VND 1,840 billion. This price does not include value-added tax (VAT).
Currently, the Land Fund Development Center of Ba Ria - Vung Tau province is implementing to organize the auction of the above land plot according to regulations.
Previously, the People's Committee of Ba Ria - Vung Tau province recorded many information about the sale of real estate with images at the Urban Area project on 3.2 Street. The People's Committee of Ba Ria - Vung Tau province confirmed that this information is incorrect.
The reason is that the above land is still being implemented according to regulations to implement the auction, and there is currently no investor who has won the auction of land use rights for this land.
In August 2024, the People's Committee of Ba Ria - Vung Tau province approved the detailed planning project at a scale of 1/500 for the Urban Area of Road 3.2 in Vung Tau city.
In December 2024, the Provincial People's Committee continued to issue a decision approving the investment policy of the above project, selecting an investor in the form of auctioning land use rights. The total construction investment capital of the project is estimated at more than VND34,994.7 billion; excluding the value of land use rights.
