Real estate businesses still face difficulties in capital sources

Some real estate businesses in Ha Nam are facing difficulties in capital sources, so the progress of project implementation is slow.

On October 10, according to information from the Department of Construction of Ha Nam province, this agency has just announced housing and real estate market information for the third quarter in the province.

During the quarter, 8 projects were approved for investment and 2 projects were licensed. There were 518 transactions, of which 494 land lots and 24 houses were transferred.

According to the Department of Construction of Ha Nam province, most of the projects encountered difficulties related to site clearance because people with land within the project area did not receive compensation, demanding compensation prices higher than the regulations; some projects encountered difficulties in moving graves.

Some businesses have difficulty with capital, so the progress of project implementation is slower than approved.

Enterprises also have difficulty in carrying out legal procedures (adjusting investment policies, extending project implementation time, etc.), implementing legal regulations on investment, housing, land, etc., specifically regulations on determining 20% ​​land fund for developing social housing in commercial housing projects; on calculating land use fees for projects, etc.

Recently, on August 1, the Law on Real Estate Business and the Law on Housing came into effect. However, many investors have not promptly grasped the new points of the law, leading to difficulties in implementing investment and project development procedures.

The Ha Nam Department of Construction also said that by the third quarter of 2024, the Ha Nam Provincial People's Committee had approved the investment policy for 6 social housing projects. Of these, there are 4 social housing projects for low-income people in urban areas and 2 social housing projects for workers and laborers working in industrial parks.

In addition, a number of other social housing projects are in the process of researching and preparing procedures to attract investment.
