Dong Nai Provincial People's Committee has just decided to approve the plan to auction land use rights of Long Giao Industrial Cluster, Long Giao Town and Cam Duong Commune, Cam My District.
The land belongs to Long Giao town and Xuan Duong commune (Cam My district). The boundaries and shape of the land are determined from the excerpt and drawing of the land plot of cadastral map No. 1555/2021, scale 1/2,000 established by the Land Registration Office of Dong Nai province on January 26, 2021.
The total area of the land plot is 559,324.7 m2, industrial cluster land type. Of which, the auction area is 389,576.04 m2 including: Industrial service center land is 8,467.97 m2, industrial - handicraft land is 369,495.24 m2, warehouse - wharf land is 11,612.83 m2.
The area not auctioned is 169,748.66 m2, including: Land for green trees, parks and squares is 57,951.13 m2, land for technical infrastructure (wastewater treatment...) is 8,375.49 m2 and land for traffic is 103,422.04 m2.
The recovered land is assigned to the Dong Nai Provincial Land Fund Development Center to manage, develop a plan, and organize an auction of land use rights according to the decision of the Dong Nai Provincial People's Committee in 2021. The current status of the land is vacant and there is no property attached to the land, and the technical infrastructure on the land has not been invested.
Regarding traffic connection in the area, the land connects to Hung Vuong Street (old DT.773 road).
According to the decision of Dong Nai Provincial People's Committee in 2022, the industry attracting investment in Long Giao Industrial Park is the agricultural and food processing industry.
The State leases land with one-time payment for the entire lease term in the form of land use rights auction with a land use term of 50 years from the date the Dong Nai Provincial People's Committee issues the land lease decision.
For the non-auction land area of 169,748.66 m2, the investor does not have to pay land rent.
The auction is expected to be held 3 months after the Dong Nai Provincial People's Committee issues the decision to auction the land.
Estimated land price, industrial park land, temporarily determining the location of 2 Hung Vuong streets (old DT.773 road) from the border of the district administrative center to the end of Long Giao town boundary is calculated according to the price of non-agricultural production and business land, not commercial service land in urban areas, at 900,000 VND/m2.
The expected starting price according to the land price list is more than 350 billion VND.
Total project investment includes the starting auction price and estimated total construction investment (about more than 990 billion VND).
